If everything becomes too expensive, one can always consider selling the eastern property. Your project only works on the western property.

Thank you, the survey costs 1600 euros straight, 800 for something and another 800 for something else. Several points were listed there.

The access road is estimated at 120,000 euros. Which of course is absolutely not the amount I am willing to pay. I only got the offer as an estimate. The surveyor’s brother made a remote diagnosis based on the surveyor’s own reports.

Yes, you have to give you that. You’re really good, especially since you don’t even do this professionally. Which location in the West do you mean?

We’re keeping the option to sell a plot anyway. But I’d rather integrate one house into the other than bring direct neighbors on board.

And a very important question: why don’t you need a retaining wall for your driveway??? I thought I always had to have one?

I will sketch my new idea tonight and then post it. Let’s see what you say about the idea.

Here is a variant of the driveway and placement of the houses

in the middle a carport or garage with roof terrace. The eastern house also includes a garage.

The western house has a flat roof with a 5 degree slope. The eastern one has a basement, ground floor and a gable roof with 45 degrees if that is allowed.

Driveway slope 15%, I wouldn’t do more than that. Less is not possible unless you put the garage under the house.

It’s not possible without a retaining wall but with very few gabions in the area of the bottleneck to the steepest slope.

Cool, thanks a lot. I also imagined the house at 213m. My idea differs a bit. I just don’t know if that’s allowed. On average, I’m allowed to extend the garage 1.4 m in front of the building so that the garage isn’t considered living space and I don’t run into problems with the eaves height of 7.5m (otherwise I have to build 1.5 stories and I don’t want that). At the same time, I have to ensure that one can go from east to west.

But now again the question: why do I only have to build one wall on the south in your sketch? Don’t I have to support the clearing that the driveway causes on both sides? So one wall for the slope on the left side and one wall for the driveway itself on the right side?

What is the elongated boundary in the west?

The blue is a retaining wall so that there is a flat surface at 213 m.

next.

My suggestion:

Garage and basement from the property center line to the right under the parents' house at 210 m.
At 213 m on the left grandparents' living area, on the right children with terrace and garden at 213 m.
At 216 parents with garden and roof terrace at 216 m.

At the contour line 214 m, there is also a 1 m deep gabion retaining wall to the west.

Of course, it also works mirrored. with living area in the east.

It is also possible to have the driveway up to 213 and then the garage/carport in the east. My favorite. The neighbors will appreciate it.
