I would place the house slightly higher (h= 111.00 m finished floor ground floor) and towards the south.

This way, the neighbor does not shade your west side as much and you have a slight slope towards the street.

The basement excavation should be sufficient for terrain modeling.

A good stabilization and filling of the garage driveway also provides a good crane standing area.

Are there already any initial drafts of the new [GU]?

Not yet. I think we might get them sent to us tomorrow.

However, it will be a different draft since I wanted to have the GU done first. ;)




We had also planned to set the house a bit further towards the south.

By the way, the neighbor has their terrace on the east side. See also the red arrow in the picture.

Attached is the floor plan from the general contractor with feedback from me.

Ground floor:
- Entrance area only 1.67m wide, okay but 2m is better
- Huge pantry, okay but smaller would be better
- 2.10m wide staircase, but 2.25m is better
- Guest bathroom really nice because it is spacious
- Window missing in staircase area for more light
- We liked the dining table area better in the bay window floor plan
- Staircase away from the entrance area is very positive

Upper floor:
- Bedroom width only 2.78m and therefore a bit tight, better 2.80m or even 2.90m
- Laundry chute in the dressing room instead of in the bathroom
- Bathroom furnishing difficult, issue with the sink
- Children’s room only 13 sqm instead of 14 or 15 sqm
- Narrow shower

Basement:
- Windows missing

Site plan:
- Garage + parking spaces on the west side

Basic question about the site plan: How do you feel about the garage being on the west side? On 22.07.2022 I was on the property at 20:27 and took a photo. See attachment. You can see that the sun would disappear behind the house shortly afterwards. The house is basically positioned slightly diagonally on the property. The advantage would be that we can better use the "long" corner for the 2 parking spaces and wouldn’t have to separate garage + parking spaces as I indicated in #36.

My gut feeling tells me that this is not the right floor plan because it has too many problems. Therefore, I would go back to the bay window floor plan.

Do you mean me? I don’t think the design is good. Much has already been said. Additionally, I find the hallway in front of the stairs oversized, the dining area cramped, and the upstairs hallway too large. The stairs are incorrectly positioned on the short side of the house, resulting in narrow rooms and a large hallway. I didn’t have much to complain about in the first design! And there was hardly anything… only the basement issue. And yes, I wouldn’t put a garage on the west side but rather make a big window there. The bathroom still needs some tinkering.
