The representations are completely unrealistic. The slope was not taken into account in the planning. 25% look different. This is a sham to get the contract. Please have the plot with the location of the house and the corresponding heights planned first. I recommend an architect who is very experienced with slopes here.

Well, so far we haven't been able to speak with an architect, only with salespeople. An architect from Pforzheim was willing, but said that it was also his first hillside project when I asked for references. Therefore, I didn't want to take the long journey.

Actually, we did have a conversation with an architect 6 weeks ago, but since then he has been unreachable. Next week Thursday we have an appointment with a proper architect. I also don't see why I should pay 500-2000 euros before the first conversation without knowing if the guy suits us.

Edit: I saw your last message afterwards. Of course, you want to get the contract. That's why it's so important for me to find an architect for the project. The illustrated ideas all come from us.

The draft should roughly be positioned on the property like this. However, the draft only works with a 3 m high retaining wall in the north. The earthworks are enormous. Not taking the slope into account easily costs 120k here.

The retaining wall in the north is already on the neighbor's property. We had imagined leaving 2m of space, then 1.5 m down, and if that is not enough, then the whole thing again

Yes, roughly around 210. 150,000 are planned for earthworks. But I will only get there if the construction road later becomes the driveway.

Somehow I don't like how the slope is being ignored in the pictures. Your property is not simple. You will have a hard time with general contractors. When we were building, the advisor from Schwörerhaus was honest. He took a model house and modified it so that the floor plan matched our wishes. He named a price and immediately said he couldn't price it, he didn't know. Go to the architect who knows the slope and us.
