On which of these floor plans can we continue to build?

My little one is turning 3.

Mother and mother-in-law say it will last until just before puberty and that is also the case with friends who have older children.

That is also fine. Living spaces are for everyone. The adults are increasingly in the kitchen and dining room. Whether washing dishes, replenishing drinks, eating, or chatting.

You don’t get large rooms with the area and the room program.

An open-plan kitchen/living room with 21 sqm is fine and 14 sqm is enough for a sofa and TV.

As you have drawn it now, it doesn’t fit.

: BT layout

- Katja’s layout:

It already shows what is more practical.

About 6 m of sofa and table always looks like in a furniture store, where one furniture booth stands next to the other.

About 6 m for a functional kitchen, ideally with a terrace access on the left between the row and the peninsula, and a table with extension options creates a much more cohesive unit. And, as a reward, the living area also immediately looks better. And offers more placement options (old cabinet etc.) than the developer’s version.

Too bad. You lack all the knowledge that one needs as a builder.
Besides, it is very valuable to also look at the other builders' houses and follow the discussions.
Since you participate as a third party, you see the advantages and disadvantages more clearly. That could help you a lot.

I think you made the 2 side rooms too big. Here are some measurements:

And if you have already understood the "why" through several examples from others, you don't need everything explained three times

Especially then, you shouldn't try to "save" time where it is a Pyrrhic victory

When we became five, it got less for us.
We want to live in the living room as well and not use it as a second playroom. 1-2 toys are OK, but then they have to be swapped out.

Unfortunately, it’s only 5.5 meters.

It still somehow looks cramped. The wall for the door unfortunately doesn’t help.
We just switched from a 150x90 dining table to a 180x90 (+90 cm extension option) and don’t want to miss this size anymore.

I manage a little bit, but …

I adapted them to the 3.2 meter width and the somewhat longer staircase and the length of the couch.
