On which of these floor plans can we continue to build?

Good evening everyone,

I have looked at the other BT floor plans again. A straight staircase there is 370-380 cm ... one would have to see how everything shifts then.

Would it actually be possible to swap the kitchen and the living area?
We have looked at this floor plan again for a longer time and would find it nicer if the dining area were by the living room. We would see the kitchen as more subordinate.

Can one

Would bring the kitchen to the terrace
That creates short distances and a quiet living room

Coffee, grilling, children who are thirsty, later teenagers with friends
Everything needs the kitchen

The length of the staircase is not predetermined by God or BT, but you determine it yourself. It first depends on the story height and the tread depth. Since your rooms will not be that big, 2.50m ceiling height is perfectly fine, in my opinion. From that follows approximately 2.80m story height. You could slowly start thinking about what you like above that. The higher it is, the longer it will be if you want a reasonable tread depth. So far, we only have the info that the ceiling height is at least 2.50m. It's your house. If you like it - sure. We also have the kitchen separated in a classic way and then with a door to the dining/living area. I would not build it like that anymore. In the next house, there will be a large cooking/dining area and a smaller "salon" for chilling. When you have guests and in general, the bustle and life is first in the kitchen. It is nice when there is plenty of space and everyone is together there. You can cook together, do crafts, and the children do their homework while the parents prepare dinner. The somewhat smaller living room is then a real retreat where the teenagers don’t constantly run by with their friends because they carry food out of the fridge in baskets to their rooms.

We have a large open space

The living room area was only used for the Christmas tree and nativity scenes. The children played there.

Otherwise, life mostly took place again in the kitchen and dining area.
We had already considered moving the living area upstairs until our daughter spends more time in her room.

Controlled residential ventilation...


That is also decided by oneself and not by the construction service description.
I have mentioned it three times already, but to illustrate:
The construction service description of the house is like the basic equipment of a car.
You choose a new car with the basic equipment and possibly take the comfort package, the winter tires as well as the special paint. Personally, I never drive without heated seats anymore. It would be the same with controlled residential ventilation. Never again without. So it is added on.

Tell me, do you actually read some of the parallel threads here when it comes to house construction... which should concern you as well?

Of course, one can also have a say in that.
15 steps sound good, have walked on that several times in show homes. The tread width is recommended by the architect to be 25 cm.


Somehow we seem to live in a different world.
With our friends, everything takes place in the living/dining area.


How old?


Of course.
I only said that it is not included in the construction service description and therefore not in the current price.


Rather little... time doesn’t allow it.
A day has only 24 hours, and within that, a full-time job (+ overtime) and a family need to fit.

So, I traced the plan with the walls from BT. Somehow, it doesn’t add up at all.

Living/dining area and kitchen together approx. 37 m². Whether you put the kitchen in the separate area or the large area, together with the dining table it gets really tight.
