Property - Building window - Location of house and garage

Hmm .. just place the floor plans on the site plan every now and then. But with your somewhat unclear requirement "Entrance in the north," you are limiting your options. Entrance in the east, then the garage can be placed on the property line in the north after about 5 to 6 meters of driveway. A floor plan solution should be found there.

I think it makes the most sense for the garage to be located in the north. That is probably undisputed?!

I am also aware that with a length of the building window of 15.5 m (north->south), I am "a bit" limited. A double garage with 6.5 m and a house with 10 m length cannot be realized. Although from my point of view that is a luxury problem because I have only planned a generous single garage of 4 - 4.50 m, as it feels.

If I place the garage at the back (entrance north), I have a long and "nice" driveway. If I place the garage further to the east (entrance east), I have a shorter driveway but a lawn area in the north. I am torn back and forth...

At first, we have reserved a plot that has a large garden. The building window is relatively "compact" in relation to the total area (591 m^2). I mean that in many other plots the building window covers the entire length (north->south), whereas here the total area is smaller. Here I could at least plan a larger garage.

Though we can still build a very decent house. From my point of view, these are luxury problems...

The only question left is whether the entrance should be in the north or the east...

What appealed to us about the entrance in the north is that we can distribute the rooms relatively evenly and lose little space for the foyer and hallway.

That would be the limitation from my point of view with an entrance in the east. Although maybe we just haven't seen the right floor plan for this variant yet...

The basis of the floor plan with the entrance in the east I find significantly better. You can do without the corner at the top of the plan, then move the garage further into the property to definitely have a parking space for a second car in front of the garage. But, the kitchen/dining area is much more central there, also towards the garden, and the living area is more private. The staircase is located outside the dirty area of the entrance, etc.

I would also prefer the eastern version, but that's because I always favor entrances as welcome entrances, if possible, facing the street as an eye catcher. I actually thought that the horse was once again bridled incorrectly and that the design was fixed. Since that is not the case, here is an example of how it can look. Additionally, a note about my construction blog stored here (also with a staggered shed roof with an entrance to the street) and our construction company and their homepage, which features some such floor plans. Maybe there are some ideas there about how a staggered shed roof looks different on a property. Our general contractor has some completed houses of this type on his homepage.

Great house and a blog worth reading!

We are currently in the phase - Bauplatz reserviert - that already feels great and we know that we really like a staggered shed roof.

Everything else is still open or we haven't signed anything yet.

At least I am of the opinion that we can build a nice house on this Bauplatz.

Right, great house on the blog! We are also looking at a [Pultdach] show house next weekend. I really like it, my husband tends more towards a town villa. We are planning a multi-generational house with a granny flat for my parents. The whole project is still in its infancy.
