Until 01.07., taking advantage of the KfW loan makes sense due to the negative effective interest rate. The repayment subsidy is only granted when the KfW loan is used. From 01.07. onwards, the KfW loan usually no longer makes sense, as the grant is also paid without taking out the loan. Ergo: top up the house bank loan by the amount of the KfW loan and apply for the grant from BAfA.

Interest-only start-up years can be interesting for some with the KfW under certain circumstances...

You can also get them from the financing bank, if desired.

I called the KfW hotline today, wanted to know if it is already possible to settle the financing with the directly paid grant option in order to apply for the grant in July. She could not answer whether an ongoing financing for planning and consulting services is possible and referred to April when further details of the program are supposed to be published.

Another question from my side was whether submitting the application from 01.07. would be sufficient to be able to conclude the delivery or service contract. According to the hotline, you must wait for KfW approval before concluding the delivery contract.

Hello everyone,

I just looked into the current subsidies. Currently, for KFW55 houses, there is the KFW subsidy Effizienzhaus 55 with a loan of 120k€ and an 18k€ grant, and the new Effizienzhaus 55 EE subsidy with 150k€ and a 26k€ repayment grant.

What I am not 100% sure about right now is, do I automatically achieve the KFW55 EE standard with the increased repayment grant for a KFW55 house with an air-water heat pump?

Is it that simple, or did I misunderstand?

Oh man, KFW55 so now with 150k and max. 17.5% subsidy. One could have saved the BAFA effort and had the subsidy paid out directly including better conditions at the bank. Now the GU contract is signed and switching is no longer possible thanks to the new order in the application.
