Here it sounds as if I could probably receive the €18,000.
The house will cost €260k, of which €120k are eligible.

Or am I misunderstanding? I am a bit confused in that regard.

Hmm, did I phrase that so confusingly?

Your question was when it becomes LESS and that happens when the expenses for the house are less than 120k. ;)

So if the house costs 260k (which I find unusually low, by the way), that's more than 120k and therefore it is possible to receive the full 18k subsidy.

No, you answered correctly, I just asked the question stupidly ;)

The 260k is without land and painting work, without additional construction costs and without the plot. Is that then so unusually low for a 125sqm house?

It really depends on where you live and what kind of equipment the house has. From the gut, it sounds cheap at first.

I’m paying a similar price (even less) for a 125sqm standard gable roof house with KfW 55 equipment and controlled residential ventilation – in some parts of Germany, construction prices are still comparatively reasonable – before the cost explosion, I would have paid only 225k.
But here in the forum, most probably look odd when I mention that my plot cost 27.80€ / sqm fully developed including additional costs – so don’t be confused by that, some regions in Germany still have the privilege of being cheap.

Do you include the land and additional construction costs in that price?
As I said, that is only the house including shutters and a few extras. Nothing crazy!

The land is already available, so it’s only about the house and the additional construction costs.

We will do some things ourselves after the house has been accepted.
