Hello everyone,

this is the construction report of a previous thread on floor plan planning.

Planned are:
618 m² plot
150 m² living area
50 m² double garage
Air-to-water heat pump with underfloor and wall heating
Zehnder ventilation system
Raffstores in living room, kitchen and gallery. Windows inside and outside anthracite
Smart home wireless Homematic IP
Planned budget €300,000 including plot & incidentals + €30,000 reserve
plus €12,500 net for 9.6 kWp photovoltaic system via separate financing

Only small regional companies recommended to me by other builders are considered.

So far, the following trades have been awarded:

Earthworks: €20,000
Shell construction: €73,000 + €1,000 for porch above front door, Wienerberger Poroton T9
Roof: €19,000 + €1,500 scaffolding
Electrical: €11,000 excluding chasing work.
Window materials: 17 x Salamander triple glazed + Beck & Heun roller shutters + 5 Selt raffstores = €16,000

Offers available:
Stucco without fine plaster €21,000
Bathroom ceramics Villeroy & Boch €3,000 from Reuter bathroom shop
Interior doors Herholz: €2,600
Hörmann front door + garage door €3,000
Building technology materials from internet: €10,000
Zehnder ventilation system ComfoAir Q350 TR enthalpy incl. materials €4,000 from Selfio.
Nobilia kitchen furniture: €5,500, Bosch Series 4 kitchen appliances from the Für uns shop with 50% discount for €3,500

Completion of earthworks including drainage as well as start of the construction company for the shell construction

Hey, the headline reads great. Just like in the picture :P

What are you calculating there? All just purchases without installation?

Miscalculated? 150 sqm for 300,000 minus land = 40,000, so 150 sqm for 260,000 euros ... I come to 1733/sqm plus a lot of own work.

I also do not see any €1,200 in your statement. calculated correctly. But the €1,700 is completely fine. A few years ago, we managed €1,500 (without kitchen, but including outdoor facilities and all ancillary costs). So it's quite realistic. When you want to and put in the effort, much is possible!

You calculate the pure house price, turnkey.
The additional construction costs can still be deducted.

Nevertheless, Axel is putting wrong data in the wrong columns here. And the own work should of course also be recorded as hourly wages, although not as high as if a company did it.
All in all, a common house price of around 2000/sqm of finished living space comes out. I say: BILD headline
