Development plan: Garage on the boundary outside the building window

You can certainly keep it measured. Without garden design, the property is reduced to a parking lot, then the house just stands there like a pallet at the discount store. The eye also lives along. You can’t sit all day with the blinds down and/or watch TV just because you haven’t yet cultivated the field beyond your floor-to-ceiling windows.

Hello everyone,

my wife and I are in the process of purchasing a plot of land in RLP and would like to clarify in advance the possibilities of how/what/where can be built or placed.
I might have a naive question, but is it possible to place such a carport garage "reversed" on the boundary as you can see in the picture below? In other words, the open part facing the boundary?

Thanks for any tips and advice.

Recently we were at our town hall and there should be nothing against it. The lines run directly on the boundary or partly on the neighbor's property. However, the tree at the back must be planted. Since it is on the right of way for the lines, a tree with a maximum height of 3m may be planted. I have now thought about it again, also regarding a garage behind the house (on the northeast boundary). The problem is that the land slopes quite a bit to the west (2-3m). If I place the garage behind the house, I would have 1-2m more garden to the west, but would "lose" 3m of garden to the southwest and additionally need a longer driveway. What is the objection to placing the garage to the right of the house on the east boundary? Roughly, I have sketched the house (as I currently imagine it - not yet coordinated with an architect or similar). The picture also shows how the property slopes to the left. The driveway would of course need to be screened from the garden with plants etc. What do you think?

Where a garage could be placed within a lateral boundary setback, this is also possible with a carport. Whether the house, another carport, or a garage is placed next to it is irrelevant to the neighbor. On the side facing him, he will expect a fence, and I would apply the same standards as for a garden fence. So if he is a Schalke fan and you plan to hang a Bayern flag there, he will cause trouble. Likewise, if you want to leave this side open and your cat then attacks his dog.

And the right of way? Is your property affected by it? With what positional tolerance? According to the development plan, it lies beside it. Please enter the exact location of the right of way in your site plan. The development plan apparently sets the elevation individually for each building plot. Does your design comply with the specifications? The roof terrace on the garage.

please excuse me, but the topic has stalled a bit on our side and is now becoming more concrete again. The idea is that we find a suitable architect by the end of the year and then start planning.

But so that we can have a better conversation, I have thought about it again.


I have tried to improve the plan again. As it looks, the right of way is on the neighbor's property or runs directly along the boundary.


Hmm, would it be permissible to section off the roof terrace? Meaning that only part of the garage is used as a terrace?

What do you think of this design? The garage would now be next to the house again. I might then possibly plan a wooden shed behind the garage for storing wood, etc. The driveway would come from the yellow corner.
