The awakening is already here. I know that I will not have much garden space and still want to get the optimum out of it. The sketch is only about whether the position of the parking areas is recommended, nothing more, nothing less. I just got the exact measurements after the official survey. But until then, I am already thinking about things that I would like to share with you and discuss. This way, I can already completely exclude or pursue some ideas. Of course, with the knowledge that the garden will then actually be 2 meters shorter, etc.

Thanks for the tip about the carport. I will discuss that with the architect. As you said, all neighbors (the plot was only just divided) are building with Streif Haus, and maybe it is still possible to talk to the neighbors about changes, also regarding the "corner" in the east.

I quickly sketched 2 floor plans with the dimensions approx. 8.5m x 10m. The first one is based on the Streif Haus Haus WD1000 standard design, the second as a possible optimization for a rather elongated house. With the 2nd sketch, I also see the possibility of optimizing the whole thing towards 8m x 11m to move the house a bit further northeast.

Regarding the parking space, has it been clarified whether the 2nd parking space may not be in front of the carport/garage?
In your sketch it would look like this ... (but slowly a to-scale site plan would really be helpful!)


You have a small, rather difficult to build on plot. But even that is quite a luxury for the greater Munich area – I think many discussion participants underestimate that. The next disadvantage is that you cannot optimally plan this “special” plot with an architect, but are forced into the “Streif Haus Haus” framework. It is understandable that the Streif Haus Haus draftsman has little interest in changing his standard designs, but it is to your disadvantage.

So, I’ve now sketched it again in Visio (with measurements taken from the drawing)…



The house dimensions here are 10m x 8.5m, shifted as far as possible to the NE. This even allows a parking space and garage/carport to fit on the NE side next to the house. (Mind you, only one parking space which is not needed since there is only one car). If the house were changed to 11m x 8m, it would be shifted further to the NE. Since I believe 2.5m width is sufficient for the approval of a parking space, it should still fit with that as well. Now we just “need” to find a nice floor plan from the Streif Haus program with 11m x 8m. If you look at the property on Google, I would also point out that due to the tall trees and slope south of the street, you probably won’t get much direct southern sun. So the terrace orientation is best really to the (north) west.

That already looks better. I also think the limitation to 10 x 8.5m is a good idea for now - it should be somewhat smaller than originally planned. That would be good for the budget. I wouldn’t go up to 11m, as the garden becomes extremely small again. Rather, you can still add an extension to the north or east. It ultimately depends on what the OP wants to put into it. In the end, I’d say we’re all waiting for the exact measurements...

Your participation is truly amazing, especially that you even make the effort to create sketches!

I am currently working on the exact measurements, then it will be easier to plan.

and south side:
The trees on the opposite side really cannot be underestimated, but during several visits in summer we noticed that the sun shines on the property for a long time. Of course, it tends to move away a bit earlier than on a completely open field and comes back in the west.

Regarding the parking space, as I said, I will discuss again with the architect whether both parking spaces or carports can be placed one behind the other. Is my idea and sketch with one parking space/carport above next to the house and the other in the southern part not recommended?
