I have the feeling TE accepts the advice that fits him; the rest is ignored. Something is taken from each and put together. Why a shower on the ground floor if there is no guest room? They are tinkering around the PC desk, but all suggestions that it doesn't fit there meet with resistance. I would never plan the kitchen and living room on the same line; after dinner when you want to watch the news, the woman loads the dishwasher, and the man has to turn the TV volume up full blast to hear anything. When I am comfortably lying on the couch, I don't want my boys running back and forth with their friends behind my back. With 7.5 x 12 meters, you have a corridor of 4 x 12 where the kitchen, dining table, and couch are 2 meters in front of the TV. With an open floor plan, the house must be at least 9 meters wide so that you can place the living room around the corner.

Well, at least you have something for the cut list.

Wait a minute, I'll quickly check the budget again...
But in this case, the HAR at least is in the right corner.

You can’t afford not to use the space under the stairs.

The exterior view really is a disaster. Just ask , he matches your taste so well.

And yet in post 235 you post pictures again where you have to mentally consider how to rotate the floor plan so that it matches the site plan. And you have to check again whether the site plan is really oriented to north, since there is no north arrow. And to recognize where the driveway actually is, because visually you don't immediately grasp the street, etc. EDIT: I just read ... street 36 m away??? Then it can only be on the left side of the plan ... how do you get to the carport? It simply takes the fun out of repeatedly trying to understand the topic with such incomplete drawings (in so many threads - of course, for you there is only one... yours).

Nice that you are so happy about it. But that doesn’t help in the matter if you then respond to every justified criticism in the end with:



…regarding orientation, openness, price, etc.… everything is excluded.
That way you also manage to drive away helpful fellow discussants like , who would surely have conjured up one or the other floor plan suggestion for you otherwise, which is a shame.
It’s simply of little help to you if you only accept Nordlys’ input because it suits you, but ignore (at least you haven’t addressed this yet) that his house is very well designed but for a couple in their experienced years of life and therefore can only serve as a reference partially for your requirements of the next 15 years.

Therefore I can only agree with this here:


Page 41, hardly any added value, but you only want to discuss the window positions anymore.

Phew, so guys, honestly. I might have misunderstood this here. I know this is a forum by and for builders and not by experts (architects, civil engineers). Still, I assumed that one can – as it should be humanly possible – put oneself in others' shoes and actually take their wishes into account during consultation.

If I – metaphorically speaking – ask for advice on which dress to wear to a party, I also expect not to be suggested pants only, you understand? If I tell an architect that I want a house with an open kitchen-dining-living area, then he won't design me a closed one. Of course, taste and the wishes of the builders play the central role! I have asked very concrete questions about the design of individual areas. For fundamental design aspects (openness!!!) we have already made up our minds, and I won't let anyone convince me that there is anything wrong with that. If that is not your thing, totally fine. But if you cannot abstract from your own opinion in your advice, then you can just leave it and advise house projects that suit your taste better. Because, as I said, I don’t want to wear pants to the party; it should definitely be a dress.



Yes, exactly like that, and what's wrong with that? If we already decided on the basics, it’s quite alright if I consider some advice and reject others right away as unsuitable for us. Usually, that’s how it goes with advice.

And of course I try to be polite and thank you for your effort, even if I don’t accept the advice! So... are you really upset because I don’t say yes and amen to everything? In a non-binding exchange of opinions in an internet forum, that really surprises me.

And that an open space on the ground floor is not possible with the house dimensions is simply nonsense. I have seen such things far too often from architects, for example in the already often mentioned House Lokstedt by Groot Architects, which has quite similar dimensions and which I find totally beautiful! It’s also somehow logical; walls take up extra space after all.

I’m really sorry that I didn’t post the site plan aligned to the north! I really thought that mainly people who have been reading along from the start and who are more or less involved in the project would reply. I thought I didn’t have to repeat it once it was clear. But maybe that was wrong. I’ll keep that in mind next time.

The budget is another topic... that will ultimately be our concern and if it is not feasible, we'll have a problem, but we also still have quite a large safety cushion available from the family... so I don’t worry too much about that.

I looked up the house you mentioned on the internet. Just out of interest: Do you, like the original, want no roof overhang? The question is completely neutral.

Are there also interior pictures of Lokstedt/Groot Architekten? Unfortunately, I couldn’t find any.
