It's already starting off well at such an early stage, afterwards it will be even more expensive as always. But better to realize now than later.

Well, one can really argue about the sense or nonsense of this. But I understand your points. And you are right: just because there are no men's nights at our place yet and school and daycare friends have so far mostly visited us individually and only together with mom or dad, it doesn't have to stay that way...an open kitchen is definitely a must. And if the kids want to bake pizza, they have to do it either with mommy nearby or somewhere else. Or go to the Italian place around the corner. Or take their pizza to their room.



Division for 2 single-family houses is not possible, the building area is too narrow for that (due to setback areas, also to the back, where there must be about 35 m distance from the nature reserve). The property is about 20x50 m, possible building area 14x13 m. We have a right of way over the front property on one side for access. I had posted the site plan in the first post.

Smaller is actually the only thing that makes sense. But I think you really have to rethink it from scratch...phew, that will be difficult. Maybe we should invest a bit more in a good architect after all...does anyone know one who especially has experience with small, open low-budget houses?

That would probably be putting the cart before the horse. Better you take a look at the seemingly million small floor plans you can find online. Since you want to contribute a lot of your own work, you also have to see where savings are actually possible. Switching from 140 to 130 m² doesn’t bring much in the end if you still have the same number of showers, doors, sockets, etc. I would feel pretty uneasy with the tight budget.
