Our floor plan design for an affordable house

Without looking at details, so purely in principle, the versions with the double-flight stairs do not convince me at all here. 24 cm walls would surprise me given the spans of this house.

Ah, thanks for the explanation. Now I also understand a bit more that the building envelope is linked to the development plan or that the term might be used there. For us, the construction is, as mentioned, only restricted by the 3 m distance to the neighboring plots and approximately 35 m distance at the back to the nature reserve. Which means, only, that is quite a significant restriction.

Why don’t you like the double-flight stairs? Just personal taste or do you find them inappropriate because of the high space consumption? I actually find them quite charming; a friend who is an architect basically designed Floor plan 3 like that for a Hamburg family (I’m not allowed to link, but anyone interested can Google Haus Lokstedt by Groot Architects).

The first floor plan, which we’ve had so far a little larger, was calculated by the planner with a 24 cm wall in the middle (opposite the stairs).

Hardly assessable without dimensions. At least write down the exterior dimensions. Otherwise:

regarding straight: A proper wardrobe is missing (KO criterion), the sewing machine is missing, the path to laundry washing resembles a maze.

regarding PodestWohn: Staircase at the back is uncomfortable. Or is another wall supposed to go there? Otherwise funny.

regarding Podest: I find it good

regarding quarter-turned: Kitchen too small

Overall, I would not build any of the shown designs, as they all seem way too loud to me. But that doesn’t bother you. How much or exactly what are you saving compared to the original design?

Oh yes, I had all of them in the PDF before, with the exterior dimensions on them, until I realized that I apparently am not allowed to upload PDFs. Currently, the PodestWohn ones are 12 x 7 m, the other two are 11.5 x 7.5 m.

I also find the issue with the wardrobe and the way to the utility room annoying with the straight staircase... the sewing corner is behind the bathroom off the bedroom, separated by a sliding door.

I save 12-15 m2, my calculation spits out pretty much exactly €10,000 savings on masonry, floors, and ceiling, but I haven't adjusted the plaster surfaces/roof yet.

I would separate the sewing machine from the hallway with a wall. I can imagine that otherwise the rattling would eventually annoy the roommates in the children's rooms and living room. Or proper soundproof doors would have to be installed to the children's rooms. Spatial separation (e.g. thin drywall) should actually be provided for work equipment with noise.

Not that either. But it is often read here in the forum that those wanting to build take a lot of liberties as laymen. And often the forum is right. And since I somehow believe in your project, it would be very unfortunate if it doesn't work out precisely because of the mentioned reasons. I would be disappointed if you joined the others who do not exactly play it small.
That’s good then. In some federal states only 9 meters are allowed.
That’s good too, it buffers the risk a bit.
I’m thinking of the initial sentence along the lines of “we are TV junkies, and the stereo system is the sanctuary”

Regarding the wardrobe: even the initial designs apparently only have 30 cm cabinets instead of the usable 60 cm ones...
