How old is your child?
What do you think about "relocating" your child to the top floor and making a nice utility room for the laundry on the upper floor? Or you could put the office all the way at the top. This would give you more space, as you could plan the rooms downstairs differently and they wouldn’t feel so cramped anymore. For example, on the ground floor you could have just a pure technical room and maybe a small storage room under the stairs. The gained space could be added to the living room.
