dear , wow and thank you for really putting thought into this. I am quite amazed. But unfortunately, it's true:
external dimensions are 12.5 x 7.5 in the current plan (I believe it’s in my very first post) and we really don’t want to get any bigger. Also, I have to admit that your suggestion is too closed off, it has too many walls. Privacy is not very important to us, there are four of us living in it—my boyfriend, me, and the children. No strangers . The office absolutely has to be open, and I don’t really like the small edge in the wall there. My sewing area upstairs should not be in the bedroom, if possible, because my boyfriend always goes to bed 1-2 hours before me and the sewing machine is too loud and rattles.
I have thought a lot about your staircase solution, it’s an interesting idea. The staircase would then be shorter and upstairs you might have more possibilities. However, the entry is also narrower because you have the coat rack at your back.
About the
storage space: It’s true, we don’t have a basement or attic and only a small utility room. Currently, my calculation is like this: We are living in 86 m² with only a tiny cellar compartment that barely has anything in it. Christmas decorations, travel suitcases, camping gear, tools, flowerpots—we mostly store all of that currently in the apartment (and it doesn’t look as bad as it sounds here ). My mom also says that we will have more stuff once we have the space. That may be true, but I am not a collector type. Too much stuff overwhelms me and I regularly try to declutter. Of course, we will have 1-2 sheds. In the house, the very spacious wardrobe is planned in the bedroom (more than twice as much as we have now) and in the ground floor across from the stairs is the coat rack. This is
intentionally not 60 cm deep (I have been asked about this several times). We never hang our jackets on hangers, I find that totally annoying. For hooks and shoes, 40 cm is also enough. The space under the stairs can still be used if we need it. Whether just with a nice chest or something like that or an additional built-in closet.
About our
design quality: This is not our first draft, but already the one revised by the planner. So the dimensions and measurements are correct, the walls are exactly as thick as the planner/structural engineer calculated. The external walls are 36.5 cm, most interior walls 11.5 cm. Okay, I admit the plaster is not included. But that probably doesn’t make much difference, right? The staircase was also calculated exactly by the planner: 17 risers at 18.5 cm high and 24 cm deep, in total 370 cm long. That is a bit steeper than other stairs maybe, but I think it works. You could of course make it less steep if you adjust the ceiling height of the ground floor downwards...
About
§ 34: The surrounding buildings are very diverse so far. From single-story bungalows to 2.5-story settlement houses to modern 1.5-story semi-detached houses and 2-story typical city villas, everything is represented. I think we will hardly have any problems with that.
Now don’t ruin everything we tell people here. Of course, that costs something, namely a considerable amount of living pleasure, if a downpipe is built in between the dining table and sofa.
The gap between applicant drawer and architect can also be closed with a forum community. At least here—in the green forum I would see that differently
