Is there a desk upstairs in the hallway? And another one downstairs next to the living room? What are those thin lines that separate this area at the bottom? Glass partitions or is it open? Are two desk corners needed in the house? If you want to build cheaply, I would start saving there; the bedroom also has a hard-to-use surplus of square meters for this premise.

It has already been mentioned that internal dimensions are missing; if they were available, the OP would have noticed himself that a depth of 6.77m cannot implement the desired living concept. Certainly not as airy as the PC floor plan representation would make you believe.

144sqm for a maximum of €230k. That is not €1600 per sqm. Did the architect say that this is feasible? You have probably been a silent reader here for quite some time, so you know the answer whether it is feasible.

What is supposed to have a country house character about this house? I wouldn’t do without a second shower with two children; it always causes stress when everyone wants to use the bathroom at the same time in the morning. Your bedroom is huge, the bathroom for four people is quite small. There is only space for two people on the couch, and you have the entire dining and kitchen area behind you, looking at a wall.

Well, you can't generalize, although this will probably apply to >90% of current projects. You can still build very cheaply today, but some criteria have to be met, otherwise it will be rubbish.

150 sqm usually ends up with additional costs of 320-350k€. This can be reduced by:
- Location advantage (Saxony builds cheaper than Hamburg, for example)
- a lot of own work
- connections
- individual awarding of trades

I assume that pile foundation is not included in the budget, otherwise I also see a bleak outlook.

To squeeze 150 sqm into 230k€, everything has to fit and you have to restrain yourself as much as possible with all equipment. You also have to organize the trades yourself, do as much own work as possible, and hopefully leverage existing contacts. Then it MIGHT be enough. Whether you can implement that and whether it’s worth it to you is something you have to decide. With such a tight budget, even I would get cold feet.

We are currently building too and will end up under 1500€/sqm. But we are doing a lot ourselves or have good contacts:
- ETICS (External Thermal Insulation Composite System) as own work
- floor coverings as own work
- complete electrical work as own work
- plumbing within friends circle
- insulation inside (ceiling and roof) as own work
- drywall as own work
- windows ordered from Poland and installed as own work
- organize the trades myself (only works properly with local companies)
- material as equity

etc. pp.

With 120 sqm the situation would already look a bit better.

Friends of ours have set up the living area in their apartment similarly. It’s not uncomfortable and works in everyday family life. But I wouldn’t do it that way if I could plan my own house. It looks worse on the floor plan than it actually feels to live in.

I just see 2.8 and 2.6m ceiling heights. You could also start there if it’s about saving the last euro (and it is with that budget). 2.60m downstairs and 2.5m upstairs are still sufficient and save real money.
