I don't think so. I don't see a window that costs more than €1k. The patio door also appears to be fixed on the left/right sides and designed as a double door in the middle. Cost-wise, that would be the only reasonable option. With white frames without major KfW requirements, the OP’s total cost including installation is probably around €12k. But I don’t see a sliding lift door in the budget. That alone cost us €4.7k from Gealan without installation. I like option 1. The symmetrical view from inside to outside counts, not how it looks from outside.

Well, you can't generalize, although this will probably apply to >90% of current projects. You can still build very cheaply today, but several criteria have to fit, otherwise it'll be a mess. 150 sqm usually end up with additional costs at 320-350k€. It can be reduced by: - location advantage (Saxony builds cheaper than Hamburg, for example) - a lot of own work - connections (Vitamin B) - individual awarding of trades I assume that pile foundation is not included in the budget, otherwise I see black. To squeeze 150 sqm into 230k€, everything has to fit and you have to be very restrained with all equipment. Also organize the trades yourself, do as much own work as possible and hopefully use existing contacts. Then it MIGHT be enough. Whether you can implement it that way and if it's worth it to you, you have to decide. With such a tight budget, even I would get cold feet. We are currently building as well and will end up under 1500€/sqm. But we do a lot ourselves or have good contacts: - ETICS (External thermal insulation composite system) as own work - floor coverings as own work - complete electrics as own work - plumbing in the circle of friends - internal insulation (ceiling and roof) as own work - drywall as own work - windows ordered from Poland and installed as own work - organizing the trades myself (only works properly with local companies) - material as equity etc pp. With 120 sqm, the situation would already look somewhat better.

But you also have big chunks of own work in there, respect! You can actually land at 1500€/m² with that. But TE didn't write anything about that.

... but without pile foundations and with minimal equipment and/or a lot of your own work. Can you handle the upcoming construction cost increases? If you only have such a small budget but want a large house, then you have an income problem – with the interest rates, almost everyone can afford a higher budget.

Can you still imagine the rather tall two-story house with a country house character?

Nah, from the outside it’s a boring block.

Do you think it looks too "blocky" or too massive especially from the entrance side?

What do you want? A great house or a cheap house? Both don’t go together with your wishes. Conclusion (without knowing more details): This won’t work and if there are no special reasons for a house, then forget it. You will only bring yourself stress (construction stress if you take the cheapest (illegal) workers and/or have to do a lot yourself as well as financial stress because the budget will almost certainly not be enough).

It was already mentioned that interior dimensions are missing; if they were available, the original poster would have noticed that with a depth of 6.77m the desired living concept cannot be realized. Certainly not as airy as the PC floor plan presentation would make you believe. 144sqm for max 230k€. That’s not 1600€ per sqm. Did the architect say that this is feasible? You’ve probably been a silent reader here for a while, so you know the answer whether it’s doable.

I took the trouble to calculate the interior dimensions of the kitchen and dining room. The kitchen has a depth of 2.85m, that is where the sink is. From the staircase wall to the terrace window it is 4m. In other words, 1m table, chairs pulled out 80cm (2x), if someone is sitting then it’s 1m. That means you practically have a 1m passage on each side when the table is fully occupied. That’s not how it comes across in the floor plan, is it? If a highboard like the one on the floor plan is supposed to stand on the stair wall (approx. 40cm deep), then passage is practically only possible with a sucked-in belly! On floor plans things always look very nice until reality strikes.

But you've also got EL blocks in there, respect! You can actually end up at €1500/m² with that.
But the OP didn't write anything about that.

But he also didn't say that he isn't doing that. I just wanted to point out under which circumstances it could work. The OP can then weigh that for himself.

What do you want? A great house or an affordable house? Both can't be combined with your wishes.

Well, great doesn't necessarily mean expensive. 1.5 stories with a dormer instead of 2 full stories comes at a similar price (at least it did for us), but looks (to me) much more appealing.

I don't find it boring at all on the inside. However, I lack the mentioned information to discuss.
