Comments on floor plan design welcome

Hello everyone,

we have a plot of land (see site plan) and have started planning our dream house without an architect. Before we get more specific, it would be nice to get opinions, ideas, and views on this.

On the floor plan, you can see that there is a power distribution box to the east. It is quite tall and therefore does not provide a nice view. That is why the house connection room is planned here, separated from the house with access to the "breakfast terrace."

We are planning for old age. That means we want everything essential on one level. Upstairs is for the children and grandchildren when they visit, as well as hobby rooms, office, etc. The area above the living room is open. Downstairs, it is important for us to have separated areas. Kitchen/dining and living room should not be one open, connected space. We often have guests while others want to quietly watch a movie.

We welcome any ideas that are extraordinary. It should be individual. But also hints on practical feasibility.

It will be built as a wooden house.

The building plan allows few restrictions. The building window can be seen on the drawing.

For God's sake... I am at a loss for words... Are you serious? The visible arbitrariness without any brains in the bathroom without a window, but the only passage to the bedroom, runs through every area of life and space. The upper floor does not correspond to the ground floor...

What are the exterior dimensions supposed to be? Why is the questionnaire not filled out? The data is missing here. What about the budget? Does it correspond to the living space?

Tip: house planning is not a mere sequence or arrangement of rooms or geometric shapes. Get yourself an architect!

Hi, thanks first of all for the harsh but honest words. I already said, it is not usual. There is a mistake in the bathroom, the wall on the right side should be removed and there should be windows there. Yes, access to the bedroom only through the bathroom, that is intentional. Why? Because that corresponds to our paths. Whenever we go into the bedroom or come out of it, we go through the bathroom. The external dimensions are 14x15 meters. The budget is approximately 500k. Plus or minus. It is primarily about the layout for me.

Far too many corners and angles in the exterior shell.... Expensive, always a weak point, and based on the interior views, also not necessary. I have an old rule of thumb in mind: "a bay window costs 30k extra." In your case, I would estimate an additional €100,000 for a custom design, without any apparent added value. If your financial situation allows it, good luck!

I think you are confusing "not ordinary" with individuality and statement. I agree with the others: the floor plan is at best "not ordinary" – simply because actually everyone else prefers a functional floor plan. That is the usual way to build: combining purpose, form, and means so that something harmonious comes out. Your floor plan has too many dead corners (living room, bedroom, bathroom), the doors on the corners are space wasters where it cannot be helped otherwise. Otherwise, they only create an old-fashioned look and possibly even block useful space behind the door. The gray room has only a small window, the hallway has no cloakroom, who wants to sit in the reading corner where you can hear the TV and all noises but see nothing? The kitchen is maximally impractical (G-shape and then the sink on the corner cabinet). That always blocks more than one cabinet when you stand somewhere. If a second person works in the kitchen, it can get annoying in the G-kitchen. The idea of planning almost everything "around the corner" is rubbish and has rightly not become standard. Classics have earned their reputation as classics hard. Applies to music, fashion, food, and probably also to houses? Where does the aversion to "ordinary" come from? You can bring unusualness with the interior design and furniture,
