If the basement is done properly, i.e. according to the geologist/structural engineer's specifications, nothing can happen; not even if RWE moves on and the water rises again.

: Haven't you planned a room for washing and drying? This week we even bought a ceiling dryer that was briefly on offer at the "small prices". However, since I have never used the thing before, I can't really share any experience with it yet. It is definitely intended as a solution where you can also use the center of the room for drying if needed. With 200 sqm, you might be able to use a guest room with a portable dryer in winter, right? You are a bit flexible after all.

Wet laundry in my opinion should not be hung up inside the house; at least not in large amounts ....

I thought I’d write something too...

We treated ourselves to:

- 140sqm for 2, now 4 people
- Plot within the city
- Bay window and thus more space (even if the architects are shaking their heads now)
- relatively large glass surfaces and floor-to-ceiling windows in the south
- solar thermal system
- triple P4A glazing
- walk-in shower
- corner bathtub
- KNX with everything included
- electric aluminum shutters on all windows (which are also "smart")
- contacts on all windows and entrance door
- motor lock
- central ventilation system
- parquet flooring throughout the house (except bathrooms etc. which are tiled)
- large double-leaf door from hallway to living room
- large expandable attic
- at least one double socket in every corner, a bit more than 100 in the whole house
- LAN/SAT in every room including bathrooms etc.
- large terrace
- infrared fittings
- video surveillance and alarm system
- display for house control in the hallway and in the bedroom above the bed
- carport with shed attached

We did without:

- garage
- large plot
- basement
- more insulation
- storage room
- larger HAR/utility room
- chimney and stove
- dressing room
- fly screens on the windows

Triple glazing is standard nowadays, or am I mistaken. It was always included as standard with all the providers from whom we requested quotes.

Hello . I didn't know that architects are against bay windows? How did you handle the floor-to-ceiling windows so that you don't need grilles - isn't the lower half openable?
