Questions/neglected plot/meadow, determining construction measures

Thank you very much! It's funny that there are so many similarities. Although we are not on a slope, there is only a gentle incline, but it is completely unproblematic (I was there today with my husband's uncle and he said we can definitely build). So we will have a full basement and the entrance will be just normal on the ground floor.

We are still waiting for the preliminary contract, and before that, we won't do anything concrete. Not that something might still go wrong. We don't have an architect yet, but we will start looking and hope to find someone who fits us. And then I need to sit down with my husband (when he finally comes back from his business trip) and discuss what exactly we want.

We only found out about the plot three weeks ago and we are still at the very beginning of everything!

Finally, it’s moving forward!!!! Next Tuesday we have the notarization appointment with the notary !!! I still can’t believe that we actually found a plot of land and will be able to build soon. Unfortunately, the contract took a bit longer than expected; the people at the notary’s office are real slowpokes and despite three phone calls didn’t manage to send us the draft by email. We were still on vacation and could have had the contract reviewed sooner that way. But whatever, we still had a change request that is now being incorporated, and on Tuesday we’ll sign it. I’m now a bit worried that we never dealt with the topic of new construction (because there are virtually no plots available in our desired area). We always thought we would buy an existing house and then renovate/remodel it according to our ideas. We have never dealt with a complete new build before, so we don’t have any concrete ideas yet. On the one hand, I’d of course like to take a lot of time now to plan, look around, dream, and so on, but on the other hand it would be totally pointless to spend another year just planning and possibly only start next summer. What do you think, how long does it usually take from the start of planning to the start of construction? In our case it’s a detached single-family house, living area approx. 200m2 plus basement, freely planned with an architect. I’d be happy to hear about your experiences.

Depending on planning, changes, and the architect's workload, that can sometimes take up to a year. What I've heard from acquaintances, however, is about 3-6 months until construction starts.

Do you even know what you're getting into financially? 200 sqm + basement can become a pretty high figure.

3-6 months would of course be nice... I would rather not wait a year because we will have to pay for the property soon, besides the second child is coming in the summer and we currently only have one nursery... I know what the costs look like, I have already read a lot about it here, especially regarding the additional costs. But we have also factored that in .

It took us 10 months to have the building application planning prepared. Now the structural engineer still has to give his approval and the building application has to be submitted (no simplified procedure possible). So we will exceed 12 months. The reason is certainly our demands on the planning, but also a longer processing time of our architect until changes were implemented. Our only goal is to start with the shell construction this year.

No one can really tell you that exactly. It depends on how quickly you agree on the floor plan. We took about two months until the floor plan was finalized, and we had pretty concrete ideas. Now we're waiting a few more weeks for the [Statik] and the [Baugenehmigung] and hopefully can start at the beginning of May... If I were you, I would just make an appointment with an architect already. You already have all the information about the plot. Do you perhaps have recommendations from acquaintances or something like that?
