Yes, exactly that dilemma is what we just saw, it’s not like we probably wouldn’t have built without a basement on a large plot for the sake of saving money.

Thanks for your effort! The proposal really looks good too.
The only thing I always find critical is the staircase right next to the entrance because of dirty socks when walking from the living room to the upper rooms. Or is it not as bad as I think?


Probably on the first floor in the bay window or next to the stairs, right?

Yesterday we also came to a slightly larger house version (8.5×10.5) with a bay window (starting from the first planning, since we basically already like it). However, in the dining area and only on one floor, since upstairs the space is enough for us (or is that stupid/price-wise almost irrelevant whether the bay window is on one or two floors...?).
I’ll quickly sketch it again later and send a picture.
Further planning on other green spaces is still pending.

Yes, the plot is just really tiny unfortunately, but realistically nothing else will be available near the city in the coming years unless you’re filthy rich...


No question I also like light and windows when working would already be a bit better with a light well instead of a shaft (of course upstairs even nicer)

A very interesting discussion. I take many arguments for and against working in the basement with me. We are currently planning to put an office with a light courtyard in the basement. Not due to lack of space, as here, but rather because of our somewhat unfavorable building window and the aesthetic wishes of the client. However, I don’t need to come to her with the variant outlined here with two full stories and a gable roof – although permissible. If I want to stay happily married for many more years, I should not seriously suggest this variant to her.

As soon as the draft from the general contractor is available, I will definitely have it thoroughly analyzed here as well.

Sleeping in the basement would never occur to me. As I said – as a guest I would immediately run off to a hotel. Working down there is also a real punishment. I also have concerns about the budget with the 3 floors. Even more so with a basement than without. I had relegated technology to the attic. An additional washing machine with the kids upstairs. But I didn’t even show that because in my opinion the tiny size of the plot needs even more attention. A parking space must also be provided and in the example shown it can only be to the left (i.e. south/west) of the house. The 3m to the right are off limits. Therefore I have doubts about the overall concept right now...

Is it really necessary
- home office
- guest room
- 3rd children's room

When a guest sleeps, no work is done
3rd child is not yet present and will only need a room in a few years
Do you still work at home when 3 children are running around?
How often will guests still come so frequently?
Can't 2 children sleep together in 1 room for that time

The lot is small
The budget is tight
The space program is generous
Maybe one or two rooms can be cut without the house losing comfort.

Absolutely, as said, we are waiting for the final results of the survey (we will surely get them at the appointment next Tuesday)...


Why? As long as it is covered and only used as a parking space, that is allowed... and with one car (current use about 2-3 times a month – yes, really!) and no planned second car, we actually don’t need two parking spaces side by side or a garage...


Exactly, that’s why office/guest at sufficient size, so not as 2 rooms!


Yes, I think my husband will continue to do home office (as said, not daily) and the children are also out of the house for a few hours during the day.


Good question, I hope for a long time, I find it nice when the grandparents stay 1-2 nights once a month...


All correct, but it is really difficult when you practically have to shrink or limit yourself further during construction compared to the current situation. We had not considered that, as said, we probably have to put everything under review again...
