So now, you’re allowed to just cut yourself a creamy piece of the cake in the size and location of your choice, and then the municipality creates a few parcels for the other poor sinners around your land from the rest? Who are YOU?

Welcome to the countryside, where you still get something for your money... In the end, it actually has to be implemented that way. Of course, we don’t have anything in writing and thus nothing binding from the municipality. However, after several conversations, we are optimistic.

Nothing has been cut out. The property is located at the edge and would have been developed like this or similarly anyway. For us, there certainly is no special treatment.

According to the individual building partners we are currently talking to, this is not unusual in our region either, which is why they also agree to such a time-consuming planning process with us.

The motives of the municipalities in such cases are certainly complex and not for me to assess. However, I can imagine that one reason is certainly that before the official marketing, a large property has almost already been sold.

Hello everyone,

we have now made a bit more progress. So far, five of the total eight providers are still in the race (although with one of them we only have the first appointment in mid-July).

Slowly, the first offers are also coming in, although they are not yet very meaningful. Currently, everyone is working with our floor plan sketches, which I have already uploaded here. This results in different optimized floor plans – basically great for us, because in the end we can develop a final floor plan from the various proposals. However, the offers are of course not comparable with each other at all. In addition, the equipment still varies.

The goal is, of course, to receive an offer from all providers based on the final floor plan and a matching (special) equipment.

What made us suspicious, however, is that with currently three offers, one is significantly over budget (reason here: I did not pay attention to the budget with the first offer and only tried to significantly improve the floor plan again, which also led to more square meters) and another is considerably above our budget. The third offer is just below our house budget.

One of the house sellers, who is already out of the race, told us that we should not reveal our budget to the competition, as otherwise, miraculously, we would have all our floor plan and equipment wishes fulfilled exactly. In short: if we disclose our maximum budget, we pay for it. This has unsettled us now. What is behind this?

What is true about it is better described as a "stone" rather than a "core." They all earn their commission not on the money you keep.

The house provider who is out of the running probably inferred from his own working methods about those of others. At least with the "good" providers, I have not been able to verify such coincidences, and in the end, you will receive more than one offer to at least estimate the approximate scale. Furthermore, the problem can be circumvented by setting a deliberately low budget or a deliberately extensive wish list.

Maybe we have wrong price expectations for the offers or too high demands for our pure house budget of 439 TEUR...

Here is one offer from a provider as an example (please do not discuss floor plan and exterior view further; this is the provider's first draft):
– City villa on slab foundation, 2 full floors, 25 degree hipped roof, 184.5 sqm living area, KFW 55
– Chimney flue
– Plastic windows on the ground floor (except entrance side) with Venetian blinds, rest electric aluminum shutters
– 2 lift-and-slide systems in the living/dining/cooking area 1x 241cm, 1x 195cm
– Granite exterior window sills and artificial stone interior window sills on all windows
– straight closed real wood staircase made of oak
– flush-mounted rain shower in the master bathroom
– Air-to-water heat pump (A2/W35) with hot water storage SH 290 RW (277 liters) and buffer storage (120 liters) with underfloor heating in all rooms (with cooling function)
– Ventilation system with heat recovery and cooling function
– Filler work Q2 level (for textured wallpaper)
– Wall and floor tiles in wet rooms (33 sqm)

Offer price: 419.5 TEUR or 2,274 €/sqm

Additionally, the following own and external services:
– Garage 20 TEUR
– Floor coverings (labor and material): 27 TEUR
– Painting work (labor and material): 15 TEUR
– Panoramic fireplace including installation: 7 TEUR
– 7 kWp PV system including installation 8.5 TEUR
– Buffer for final sampling: 10 TEUR

that makes: 507 TEUR or 2,748 €/sqm
