The underlying problem of the floor plan lies in the following cocktail of causes: 1) the floor plan is genetically a long floor plan by conception, but is forced into the proportions of a nearly square floor plan; this creates, among other things, a donut hole / hurricane eye, "filled" by the pantry or storage room, around which the hallway has to bend; 2) due to the corner location of the house entrance, the first bend of the hallway already occurs, so that the hallway has a total of two bend points; 3) the unfavorable entrance location is continued in the position and orientation of the staircase. I have a déjà vu with this mess, but I have not yet found the "original": at first I thought I remembered it at , but it was not in this form there, probably still from the same time (around December 2019), I have to keep searching ...

I don't see it that way: the downpipe will go straight from a corner next to the upper toilet past a corner next to the lower toilet. Where do you see the problem?

Oh right: where is actually north or how is the house positioned on the plot?

Air-to-water heat pump as heating technology? Then rather not the perennial carpenter...

Few people probably do, however they must/want to adapt to each new life situation or make each current phase of life comfortable regarding housing. Apparently, you are planning the jack of all trades and there aren’t too many of those walking around :) The intention to fit everything in, from current and also planned/ hoped-for future life, is understandable but rarely matches reality. Everyone can tell you that their life turned out differently than they thought in earlier times. Various life events, negative but also positive, will thwart your plan. Disabilities or aging are different for everyone, people and interests change, as do you yourself, though you don’t like to notice it so much o_O My life today has nothing whatsoever to do with how I imagined it at 30. Recently, a 30-year-old man told me that he finally just wants no more changes, to build a house and be done. There, probably the wish is the father of the thought; besides, it would be a pity if life was already "over" at 30. I was told at 30 never to make a sunken living room floor, that would be tripping steps..... I did it anyway and have always enjoyed it. Make it nice for yourselves - NOW -, prepare so that children also have room but don’t block yourselves with too much “fear” of old age or what may come from having a clever house concept. Seen that way, we would definitely have had to build a bungalow with X preparations after 60; but we didn’t. We also don’t know how life will continue but depending on the situation we will have to adapt to the circumstances again. Well said, and because of mistakenly expected future events you would block yourselves from what suits you today.

Depending on exactly where in BY you build, Wolperting might not be far at all ;-)

Confusing the desire to have arrived with no longer wanting to develop further is absolutely understandable at thirty—it will pass. I have explained this in "Irrwege der vorausschauenden Hausplanung" and in "Wann ist es Zeit, ans ´Altersbauen´ zu denken?" (unfortunately both only to be googled, as I am not allowed to link them here).

.. it must also be mentioned that the laundry is still done in the basement. That would also not be age-appropriate. We are not talking about barrier-free/freedom… for that, another 30 sqm would need to be planned on the ground floor.

Considering the arguments against the "jack of all trades" (lit. egg-laying wool-milk-sow), we will probably reconsider the separable residential units and possibly redesign/replan. However, we need to take some more time to think about how important this detail really is to us.

Regarding the 2nd residential unit, from our point of view, the funding/grants are also an argument; if the plan would allow it anyway, why not take advantage of double funding... As said, if the planning would make it possible to realize separate residential units.

The plot does not have to be paid from the 600k; according to our idea, this would be the upper limit for the house "all inclusive."



May I ask why? Unfortunately, when walking through many new development areas, we often see that in the end a covering for the terrace is added afterwards and from an aesthetic point of view it just looks like a foreign body and does not appeal to us. Therefore, we would plan the roofing directly so that it creates a "whole" picture.



See the third floor plan in the OP, or simply the site plan where north is at the top. The house is to be arranged parallel to the street and the garage in the north next to the existing garage of the neighboring plot.

Overall, we will reflect once more, reconsider our priorities, and possibly draft a new plan.
