Construction power resulted from the long and expensive downtime of the construction power box and very high power consumption for drying the construction. So hopefully a lot cheaper for a wooden house.
Regarding the construction power box, we also had the monthly test for functionality. The electrician of our builder charged 60/month rent for the box and 100/month for the inspection. With 10 months of downtime, that added up quite a bit...
That will certainly be the case. The electrical system in the house will definitely be running at the latest 2 months after the setup date... Also, long drying times are omitted with prefab houses.
Of course, if you need/want a retaining wall, then it looks quite different again.
For aesthetic reasons, we will only level as far as possible without a retaining wall.
The outdoor area is probably a broad topic and looks different with DIY work, of course. For us: - 10k terrace - 10k paving entrance, path around and to the house - 10k terrace roof - 12k driveway - 2k roof over house entrance - 6k garden DIY and various "small stuff"
For us, the budgeting is split into 19k materials and external services and 6k DIY work. We will first complete the essentials (paving driveway, building the terrace without a roof, enclosing with hedge and roll-out lawn) and then the rest the following year. The roof over the house entrance is already included in the house price; as mentioned, the terrace roof is initially omitted.
In the meantime, we have taken ’s advice and spoken with a chimney builder. The passage between the wall to the hallway and the outer wall will lose another 0.85m due to the chimney. Then we will have a final walkway width of approx. 1.70m between the living and entrance/ or dining area.
We decided on a three-sided (10,000 EUR) or four-sided (13,000 EUR) chimney from Rüegg (from Switzerland) with a continuous alignment (i.e., without a bench or similar).
