Hello everyone,
after a longer Corona break, we have now had our second personal conversation with another home construction company.
Yesterday, from 5:00 p.m. to 8:45 p.m., we had a conversation with a consultant from the home construction company Büdenbender Haus from Netphen-Hainchen. Our advantage, as well as his, was probably that we already "loosely" knew the consultant personally (through sports) beforehand, so there was a relaxed conversational atmosphere from the very beginning.
After the greeting, we were first supposed to look around the model house on our own. This was followed by recording our expectations for the conversation. Then we continued with the company philosophy and the basic holistic concept, which is supposed to serve as a guiding thread during the planning phase. Towards the end, we were allowed to walk together with the consultant through the sample selection to get an impression of the building elements included in the construction specifications and which equipment is associated with an additional cost.
The concept basically includes three important building blocks: plot, house, financial framework... so far, so logical.
The conversation was actually exclusively about Büdenbender Haus’s approach to the "house" project. Our personal wishes, ideas, preferences, etc. did not play any role. This way, we were able to get a first personal impression of the company and the consultant – without any pressure.
Important in the holistic concept of Büdenbender Haus is probably the red conversational thread, at the end of which – logically – the purchase contract is supposed to stand. Basically, the whole thing can be outlined as follows:
1. Initial meeting: The focus here is getting to know each other and presenting the company philosophy as well as the holistic consulting concept.
2. On-site appointment to inspect the plot: The potential plot is inspected together with the consultant on site to create a basis for the future planning phase. In addition, the incidental construction costs can be better estimated.
3. Recording wishes and ideas: At the third appointment, wishes, ideas, and initial floor plan sketches are made.
4. Preliminary sample selection: At the fourth appointment, a preliminary sampling of the house takes place. According to the consultant, this preliminary selection is accurate to about EUR 15,000. Ergo, no unpleasant surprises in the high five-figure range come up with the final selection after contract conclusion.
5. Finalization of floor plans and subsequent feasibility and optimization checks by architects and technical draftsmen.
6. Presentation of an offer and a detailed list of costs for each individual trade.
7. Contract conclusion with a minimum 15-month price guarantee.
Up to and including conversation 6, the consulting by Büdenbender Haus and the associated services are free of charge. A very high effort is already put in here!
Particularly nice from our point of view is that at the end of each appointment there is an open "feedback round." This allows things that don’t suit one or the other side to be addressed right from the start and resolved. If, at the end of an appointment, there is no longer consensus to continue working together, the conversations are ended.
Briefly summarized pros and cons:
Pros:
- from our point of view, the conversation was characterized by openness and honesty from the start
- competitors are not spoken badly of, on the contrary
- according to his own statement, the consultant does not receive a sales commission
- Büdenbender Haus is a regional provider of medium size (around 180 houses per year) with a good reputation in the region
- our consultant remains the main contact partner until move-in and not just until signing the contract
- individual trades can also be outsourced or done yourself – there are no "packages"
- in the end, the standard construction specifications and a sample purchase contract were provided
- there is no problem with involving an expert as a construction auditor
- contract performance guarantee is also possible on request
- the structure of the diffusion-open "Atmo-tec Plus" exterior wall (sustainable, ecological, efficient); no use of foils!
- achieving the KfW 40 standard is "easily" possible
- heating selection solely based on economic aspects (costs in relation to subsidies and energy consumption) - no frills or the like
- so far, no pressure is being exerted – on the contrary: Our impression was rather that the consultant applied the brakes!
- free on-site inspection of the plot (no one has offered this so far) to check feasibility and to be able to give a first estimate of incidental construction costs

Conclusion:
With Büdenbender Haus, our gut feeling has been right from the start. We can well imagine that Büdenbender Haus will certainly make it into the shortlist.
The statement was interesting that the consultant expects house prices to continue rising despite or precisely because of the crisis. From his point of view, anyone who waits and speculates on falling prices is not well advised. A bit of the salesperson probably comes through here as well.
This puts our first appointment with Fingerhaus in a completely different light. Therefore, we are currently considering whether Fingerhaus is even still an option for a second conversation. But for now, we will wait for the next conversations. Tomorrow we continue with a regional planning office that builds solid houses.
