I wouldn’t necessarily call it rigidity. We basically selected the different providers based on experience reports from acquaintances and the internet as well as various test results.
The solid construction companies somehow don’t appeal to us. It’s just a gut feeling and I can’t really put it down to anything specific. Nonetheless, we included a local general contractor in our selection who enjoys an excellent reputation. This one would of course build solidly...
In terms of price and quality, our research also shows no advantage to building solidly. Moreover (I believe this has already been mentioned here) it can be more difficult/more expensive to meet the KfW standards.
Actually, in initial talks you just chat, get a feel for the salesperson of the company, how and what he presents.
You don’t have to pay anything yet. Since you don’t have a plot yet, there will also be no commitment or deeper talks from their side.
That is exactly our intention. First of all, see if the company philosophy fits us and if the price/performance ratio is right. In the end, the decision for or against a company is always a gut decision.
The plot has not been bought yet, but it has been reserved. There is already a development plan because an existing new development area is to be expanded. So the framework conditions for loose planning are already given...
You have a lot of time. I would mainly use this to collect and organize your life preferences and the resulting functional and non-functional requirements. How do you want to live in the new house? What do you enjoy? What is a typical daily routine during the week and on weekends? What aesthetic do you both like? ...?
With the answers from this, you can conduct talks with the providers much more purposefully and develop criteria against which you can measure proposals and concepts.
From my point of view, a private house is a shell for the life of its residents. A “provider” for well-being, so to speak. A builder who does not clarify the criteria for his well-being before building a house is skipping the most important part of the planning in my opinion.
I’m irritated that you don’t yet have a plot but already know the house should have 179 sqm.
That sounds somehow strange now, but it’s all pretty much fixed for us. We are very fond of planning, so we already have a 5-year plan that includes exactly these things. We are quite determined regarding place of residence, family planning, and professional future.
The style and materials for the single-family house are also fixed for us. Among other things, on this basis, we have shortlisted the above-mentioned companies.

Stay open to everything and gather information.
Show homes, consultation talks, fairs, open construction sites.
Work out your needs as Hampshire suggested. Start the house planning/floor plan only once the site plan and development plan are fixed.
And do not sign anything now.
We already know exactly what we want but of course are open to the experts’ ideas... Let’s see what the first talks bring.

Hello DaSch17, have you already looked at the model houses of the providers?
We have been to various show home parks and looked at several houses there, then gradually narrowed down the later selection circle. When the numbers finally came on the table, the choice was made by us.
Where in Siegerland do you want to build? Our house will be erected this year in Kreuztal.
The companies’ show homes are of lesser importance to us since we want to build a freely planned house. But of course, we look at all of them quietly during the initial talks in order to get a first impression of the quality.
Our plot is located in the Wittgenstein region.
How did this list come about? It seems to me as if you only went by popularity/advertising, which doesn’t always deliver the highest quality. (In this regard, Schäfer House and the local GC – not developer! – stand out.) Given your building site, I would definitely also include Nordhaus.

I have a different perspective.
Service versus money is not enough. I look for identification with one's own work, the project, and our goals as clients. That’s exactly what we looked for in our building partners.
I am convinced that this is the best quality assurance. Quality costs, of course – after all, it is called price-performance ratio.
That is exactly our attitude too.
