I wouldn’t call our equipment luxurious now, but rather upscale. In my opinion, after all costs for the house, we should end up at a maximum of €2,400/sqm or €442,800. Everything else is – in my opinion – exaggerated and perhaps due to the current situation (still very high demand combined with the fear of experiencing a severe drop in orders in the short to medium term).
If the price does not move significantly downward, we will probably shelve the construction project for 2-3 years and then revisit it once the market has calmed down.
The price is hard to judge because it varies quite regionally. I think it is still reasonable. You have some demands regarding execution and quality as well as special requests. The much-cited average of 2000 is accordingly exceeded. Ultimately, you can only compare between several regional providers. Individual items should also be listed there. Then you can see what the cost drivers are.
I have now deliberately taken the offer from a very large nationwide prefabricated house manufacturer. They build around 1,100 houses per year...
Our tendency is currently more toward general contractor, as we have much more transparency in the offers here. We are simply tired of discussions with salespeople about lack of transparency and inexplicable cost explosions.
A carpentry as general contractor is also still on our shortlist. They are "felt" to be the most cost-effective. But it is not comparable because a different floor plan and a different building style were offered. I will receive an updated offer here in the next few days...
