A. So what is your legal framework now? B. Are any nastiness to be expected during the creation process, i.e. do you have to hurry to build before the plan and avoid mandated garden gnome colors?

The existing development plan of the original new development area. It was created in 2016 with 18 building plots and was sold out immediately. Directly below, about 10 additional plots are now being developed.

According to the municipality, the new development plan will strongly align with that of the original new development area.

Additionally, in Oct./Nov., the interested parties are to be consulted in order to also (quote municipality) "cover as many building wishes of the interested parties as possible" with the development plan.

We have always coordinated our current planning status (number of floors, size, height, roof shape and pitch) directly with the building authority of the municipality. There were no concerns from their side and we do not expect any unpleasant surprises.

Usually, things are incorporated that one would have preferred to do differently in the neighboring development plan. But this also depends on how many regulatory gaps were interpreted as undesirable. Conversely, frequently granted exemptions are often incorporated right away. In recent years, there have been many development plans on slopes with unrealistic or only achievable through squaring the circle eaves height regulations – then, in the next plan, e.g., a clear reference height is set for each plot.

Exactly that was also the problem with the original development plan. It states here:



This then led to the fact that, in principle, no two full-story single-family houses were possible. Subsequently, there was the exceptional regulation that the maximum eaves height may be exceeded by up to 100 cm, provided that the maximum permissible building height is still complied with.

This exceptional regulation is then to be included in the new development plan.

Then the children's area on the upper floor becomes too small. The position of the staircase is not really changeable due to the requirements on the upper floor.



Taste-wise, of course. I liked it in the model homes. However, it is suboptimal for a future stairlift...

Screw the stairlift. Tear down the stairs later and install a paternoster!
