An important note, even if obvious: Don’t sign before you have bought the property. Some house sellers will try that with you. Our experiences are from 2019 and it was tried several times with us as well.

Furthermore, don’t let yourself be fooled. Maybe you can take your most sober and rational friend along to the talks; someone who doesn’t say anything and just listens.

Especially regarding the heating system, it would be helpful to do independent research and acquire your own knowledge, because everyone wants to sell you what is most profitable and easiest for their company.

Square meters say nothing. 60 sqm living/dining/cooking is a lot. Depending on the layout, it may happen that the XXL sofa doesn’t fit because it gets too tight by the table.
16 sqm for sleeping with separate dressing room is tight. That offers neither space for wardrobe meters nor generous walking space around the bed.
Draw the furniture to scale and pay attention to free walking paths. Draw tables with occupied chairs.

Also draw in the roof slopes! This is often forgotten, making rooms on the upper floor seem much bigger than the actual usable floor space will be in the end.
