An important note, although obvious: Do not sign before you have bought the property. Some house sellers will try this with you. Our experiences are from 2019 and it was attempted several times with us as well.

Furthermore, do not be lulled. Perhaps you can take your most sober and rational friend to the talks; someone who says nothing and just listens.

Especially regarding the heating system, it would be helpful to research independently and acquire your own knowledge, because everyone wants to sell you what is most profitable and easiest for the company.

But that is your building substance, the only thing that remains. However, I completely agree with you that passion matters (and not the marketing department), which at best is reflected in the price-performance ratio due to fairness.

Square meters don’t say much. 60 sqm living/dining/cooking is a lot. Depending on the layout, it may be that the XXL sofa doesn’t fit because it gets too tight by the table. 16 sqm for sleeping with a separate dressing room is tight. It offers neither space for wardrobe meters nor generous walking areas around the bed. Draw the furniture to scale and pay attention to free walkways. Draw tables with chairs occupied.

also draw in roof slopes! Often forgotten, which makes rooms on the upper floor appear significantly larger than the actual usable floor space will be in the end.

I think and hope that shouldn’t be a problem given the ground area of the house. The layout of the rooms or the square meters is not set in stone anyway. We also trust the experience of the house sellers/architects…



The 179 sqm is supposed to be the living area according to DIN…

Look at the bedroom. Without measurements difficult. According to the boxes, you have 60 cm between the foot of the bed and the wall, even less on the side. If the bed has no frame, it works somewhat. Closets almost only 40 deep. Could be enough, doesn't have to be.

In the living room, I would miss a cabinet. Adjust it yourself. Everyone has something personal. Books, shoe collection, piano
