Hello everyone,

I am a little shocked that I haven't written here for almost 1.5 years... Unbelievable how fast time flies.

Just wanted to give a quick update:
We now have all the approvals together and next week, due to significant weather-related delays (construction road was not finished as planned in October and was therefore only completed after the winter break in April), the civil engineering works will begin. The house assembly is expected to take place at the beginning of June.

Attached is the final floor plan:






Maybe there will be a bit more to read here soon.

Welcome back :-) May I ask who you are building with? Have your construction costs changed / increased? According to the plan on page 1, you are still on schedule. I hope supply bottlenecks don’t throw a wrench in your plans. Here’s to good success and I’ll gladly follow the thread :cool:

Yes, they have. If I take our initial budgeting as a reference point, we are now far from it: The first set budget in December 2020 for the plot, incidental building costs, house, and outdoor facilities was 610,000 EUR. After the first offers and detailed planning, we were at around 710,000 EUR in August 2021 – price increases from 2021 were already mostly factored in here.

Now we are calculating with about 850,000 EUR. What exactly the cost increase is due to can no longer be determined precisely. However, I would attribute about 100,000 EUR to more living space and higher-quality equipment/sample choices. The remaining 140,000 EUR are pure construction cost increases from the last two years. So roughly 20% or 10% per year.



We’ll see. We have already procured or had procured expensive and scarce materials and they are stored with the respective craftsmen. If everything goes as planned, moving in is scheduled for December.

Perhaps for better understanding, here is the current breakdown of the total costs: Land: 75' Incidental construction costs: 82' (of which 44' earthworks) House (turnkey): 616' (incl. garage) Furniture/Lamps: 16' Kitchen: 25' Outdoor facilities: 36'

Currently, we have long waiting times for:
- Bosch controlled residential ventilation
- Bosch brine-water heat pump (hopefully not, information is still pending).
- Meter cabinet

I’m trying to order the items as quickly as possible :cool:

Everything is ordered and fortunately already in stock at plumbing and electrician.
Photovoltaic system, wallboxes, and battery storage are coming this or next month.
