With this post, I would like to keep you updated...
We now have an initial meeting with a total of 9 companies. In addition to the major prefab house providers (Fingerhaus, Schwörerhaus, Bien-Zenker, Hanse), there are also two regional medium-sized prefab house providers (Büdenbender Haus and Zimmermann Haus), a small regional company (Quasthaus), as well as two regional planning offices (solid construction) involved. On April 3rd, it continues with Büdenbender Haus. Since our initial meeting with FingerHaus at the beginning of February, we have not heard anything more from them...
In the meantime, we have already had a conversation with our house bank regarding
budget determination. The bank approved our total cost budget amounting to
610 TEUR (of which 65 TEUR is land) and also already provided an offer as the first indication for the house bank loan portion.
10 years were offered to us at the current
0.99% p.a. (standard condition for loan-to-value ratio < 120%).
Independent of the non-binding promise from the bank, my wife and I have decided that we
a) either build according to the following presented plan for the
construction cost budget (including additional construction costs) of
545 TEUR
or
b) build a classic (and smaller) catalog prefab house in a high-end version for
150 TEUR less (=395 TEUR).
Price and performance simply have to match from our point of view. Therefore, we are now very curious about what the first meetings from April onwards will bring...
We have meanwhile distanced ourselves, especially for aesthetic reasons (in our view it simply does not result in a nice exterior appearance), from a
knee wall height of 215 cm and 2 full floors. Instead, we are currently considering
140-160 cm as well as 1.5 floors, which should of course significantly reduce construction costs. The pitch of the gable roof will accordingly probably also increase significantly, which will give us important
storage space in the attic.
A
photovoltaic system has also been added to our
special equipment wishes.
Your many good ideas have prompted us to revise the
floor plan draft once again.

What we do not like so much about the upper floor plan is that the children's rooms are not located on the garden side, and the children also look out of their (floor-to-ceiling) windows onto the garage. Due to the location of the stairs, unfortunately, this is not possible otherwise — or does anyone have an idea?
The long sides have no windows as roof sides. We would like to equip each room with a
roof window here. In addition, there are currently considerations (for aesthetic reasons) to install one
dormer at the corridor height on each roof side.
