The door with the side panel is not a problem; you can simply place it under the window on the upper floor. But if you remove the other window by the entrance, unfortunately it looks bad, then the symmetry is gone. Also, the light is affected. The exterior appearance should at least be worth enough to you to place windows where they don't disturb. But maybe others have ideas or your general contractor does.


That was just an example without having to change the windows. Other solutions might have an impact on that. Therefore, it would be good to try those out and pick a favorite. Any possible slants on the upper floor would naturally have a massive impact. The decision on that should be made beforehand. (I can already see you getting surprised when the actual numbers for the extra cost of the city villa come to the table and add up.) The windows are decided quite near the end.
What I want to say is: there is a certain order in decisions, since the "higher-ranking" ones influence the lower ones. Starting from the end makes no sense. So first set the knee wall/number of floors, then room sizes, bathroom layout, and then the windows. At the end, you can take a step back for the exterior look, but you're not that far yet.


Oh yes, the western sun in the evening in the living rooms is very sought after. The eastern sun, on the other hand, is rather optimal early in the upper rooms. Therefore, the common plan is to have the garage in the east. This is no trifle. The light is A and O in house planning.


Okay, if it is to be a large bedroom on the ground floor. I actually think a small one would do as well, as long as a wardrobe and bed fit in. But then don’t complain because the living room is so narrow and the table is in the way when you want to go to the terrace.

Not using the upper floor in old age is a misconception that many plan here.

The garage is already on the right side of the plan – does that mean the plans have been oriented south the whole time?

The plans are not oriented north. Therefore, the garage is in the southwest.



What do you mean by actual numbers? You mean the windows will get more expensive? That should only be minimal...

To be honest, I still find the one-and-a-half-story house with a gabled roof more harmonious.

Man, this is getting worse and worse. In the southwest? That's a complete disaster. Move the garage away from there - that's ridiculous. Do you want eternal darkness and to live in a cave?


The walls are 3 times as high and the roof, if it becomes a hip roof, considerably more expensive. Everything else also increases in price: plaster, windows, windowsills, paint. That doesn't come for free. I believe...

...that would be a blessing for the wallet.

Why does the garage bother you at that spot? There is a west-facing window, as I saw on the last floor plan, so everything is fine, and the living room is in the southwest. Of course, one could consider a terrace at that spot or a nice west garden, but there is probably still space south of the garage for that...

I don’t see a west window there if the right side of the plan is southwest. My latest status is as follows:
