That the additional cost would relate to the hipped roof would be incredible. The truss cap is the essential price secret behind the "town villa".

We still want to discuss the kitchen with a kitchen planner. The same goes for the bathroom. The planner has drawn standard WC components again even though I wanted something different. I can't change that, can I? My only fear is that it will become too expensive.

I will comment on the floor plan again.
- Guest has too little space for the bed with 2 wardrobes
- Hallway is okay
- Utility room also not accessible via hallway!
- Bathroom somewhat small and above all too narrow!
- I would prefer the living room built-in wall on the other side. Distance from the couch to the TV is too large.
- Dining area top!
- Kitchen also very good with the kitchen island

I’ll comment back:

Turn the bed. Adjust the window.

Just like now.

Make it wider. There’s enough space. You still have a utility room upstairs.

Then just rotate the furniture 180°, although it’s much nicer as drawn!

Too large is not an option. Buy a bigger TV!

Well done. Thanks for that. Is there still a way to design the front nicely if, instead of the window / light strip next to the front door, you make a strip of glass? So the front door would have an integrated strip of glass on the right side. I’m commenting back too. I agree with you on one thing. That is the size of the bathroom on the upper floor. It’s an eyesore for me too because it will probably be quite expensive. I would be very grateful if you could help me with that. The bed would then be under the window? How is that supposed to work? Exactly, that’s why there’s no advantage. The planner always used a width/length of at least 2.3 m for the utility room in all drawings. I don’t see any advantage in placing the guest WC “in front” of the utility room because then you would still have to go through the kitchen. Matter of taste! Our TV is 65" and I find the distance in our rental apartment minimally too far. It’s about 4.8 m from the TV wall to the back edge of the couch. We are still planning the kitchen.

Well, I can’t lend you money if that’s what you mean.
I would make the bathroom a bit narrower and enlarge the utility room instead. (Just move the wall in between.) That way you can work nicely in the utility room, even iron a shirt and additionally store the Christmas decorations. The bathroom becomes a bit smaller but with 14.68m² it is still top class. Put in cabinets and generous furnishings, then you won’t feel like you’re in a gym hall anymore. However, it doesn’t have mega cost-saving potential that way. So start looking for affordable tiles!




I wanted to put the window on the other side of the room. But then the garage was in the west, I just remembered that. It belongs in the east. Can’t you switch them over? You can lower the curb everywhere. What does the general contractor say about that?


I don’t understand a word. Once again: the reward is a larger dining and living room without the other rooms noticeably suffering. It’s not a miracle solution. No disadvantage arises that you didn’t already have, but you get a bigger living room. And the kitchen is nicer too. That’s not nothing!


Yes, then please get your wife.


I think the problem is the missing glasses.

It should be 30cm wide. Remove the window.



More money only if I don’t have to pay it back.

Thanks for the solution with the bathroom and storage room. I like it and that way we could save a few euros. We don’t need expensive tiles but even the normally good ones are supposed to be expensive with the bathroom planner. If we make the storage room that big, that will make my wife happy.



You could also put the garage on the other side. There are no requirements about that in the building area. I don’t see a big advantage in placing it on the east in this floor plan at least. We want to have a large guest room that can also be used as a bedroom.



Okay, you’re right about the missing glasses. Better now? No kidding, I think the living-dining area is still big enough. By the way, that’s what my wife says too! We’d rather have a large guest room that could later also be used as a bedroom. Then you would only have to stay on the ground floor and not necessarily go up to the upper floor anymore.
