Garage directly attached to single-family house. Is the foundation sufficient?

So, I reached my neighbor. He has it like this: 3 supports with a diameter of 30cm and a depth of 3m directly by the house. Additionally, a strip foundation. This prevents having to compact the excavation in layers against the basement wall. Is this really necessary?

it certainly sounds plausible. The foundation of the garage must be laid on uniformly stable ground. In the area of the house wall, the ground has already been excavated once and refilled. The backfill will settle more under the load of the garage (meaning the ground will give way more) than on the side where the ground has not been excavated (undisturbed soil). Due to the different settlements of the garage on both sides, significant settlement damage (cracks) may occur, which can even be hazardous to structural stability.

The loads on the house side must therefore be transferred into the undisturbed subsoil, which is at the level of the basement floor. The possibility of doing this with 3 concrete supports each is basically plausible. A structural engineer must calculate this.

I then contacted the GaragenHeini again. He says the garage 9x3 with electric drive and E package costs about 8800 plus strip foundation for 1400€. I then only pay 2500€ for the foundation. I really find that outrageous! Can someone share experiences with garage companies?

Hello,

If this offer with sectional door also includes a door to the garden and a small window, the price is completely reasonable. It only gets cheaper if you build the garage yourself - but for that your general contractor has to pour a slab (about €80.00/sqm) or you resort to a simple prefabricated garage made of steel lightweight profiles.

It is a garage with a 6m+ extension of 3m. Door to the garden is included, I don't want windows. What are the pros and cons compared to a steel garage? I checked yesterday, it costs about 4k in that size.

Oh, Sektinoaltor is not included. It gets too expensive for me. I saw somewhere that it costs about 600€ extra! Is that okay?
