You do have a floor plan (the one combined from two Gussek houses). If you build it with a "knee wall full height" aka city villa, you don't need to inflate the original dimensions and still have all areas with unrestricted headroom. Put a collar beam on top, as a gable roof – it doesn't get any easier. Minimally intellectually feasible for the developer.

But those are really city villas and not s substitute villas.

Yes, a city villa does not have to be square. I will first try a 1 1/2-story house with a knee wall. We can later still switch to a city villa and use the same floor plan.

Normally not, but the specific floor plan request of the OP is a rectangle without a risalit and with a gable roof – and here my suggestion is simply to replace the knee wall with a full vertical-walled upper floor (completely normal and therefore perfectly compatible with developers' lack of imagination). We have here , someone who has demonstrated that you can also build an aesthetically flawless house with this building shape.

I think you are misunderstanding something. The OP most likely meant that he envisions a TOWNHOUSE SQUARE in shape. I just wanted to show him that this is nonsense and that some of the most beautiful urban villas are rectangular. If I am wrong, it doesn't matter.
