For us, 1.35 is the same, since the beam on which the rafters rest is almost the same height as the screed. So RBM 135 is the final height 135 for us. At 140 it will be similar.

By "Gaube" you probably mean a dormer here. It's relatively simple, even if it just rises alongside the room walls. Where / how did you distribute the increased size compared to the typical model? I would vary a construction proposal from your builder in your position.

On the ground floor, I distributed the rear and front parts almost 50/50, based on Pine Forest variant 1. On the upper floor, something could still be improved; I just see it’s not well distributed. The office, hallway, storage room, and stair area are too wide. The goal was to distribute everything approximately evenly.

My builder advertises free floor plan design; taking an existing floor plan and redrawing it was one possible solution.

Exactly meant dormer.

What do you think about removing the dormer, setting the roof pitch to 35 degrees and the knee wall to 140?

From him... that’s how it is offered. A floor plan is not a house, so a floor plan and also free design refer to an already existing house design.
Well, you will know it. I’m just surprised because every house company has its own (cost-effective) execution. Dimensions and grids result when stones or timber studs are placed side by side.

Please ask the developer to show a selection of his models and try to adapt them. If you asked Mercedes to replicate a BMW, you might end up with a Lada - simply because they are implementing this plan for the first time.

I think it makes sense for me to deal with it. I know two people from the village who built with my developer. The quality, implementation, and price are right, but planning is certainly not one of the developer's strengths. Just to remind, the developer would have also offered and built the following on the old property...
