But you should have done it according to my suggestion: given the planner the underlying Gussek Haus hybrid and specified all the measurements he should keep or enlarge accordingly. You can see, he has zero interest in your house. In my impression, he generally drags his carcass into the office very grudgingly. Actually, he would probably have preferred to become a singer or something like that.

It is clearly visible that the planner has thought of neither the supply nor the disposal. Here, sanitary fixtures were drawn in only to demonstrate sufficient size. I already told you where the further verses of this song are located.

Our double casement window daughter was far away from my workplace. I can’t recall any motor-controlled double casement windows; apparently, they were not a hit in the program. For skylights, we had that, but they would have been easy to access with a ladder in case of maintenance. Here, I think I would also prefer it fixed. How was it with you again, ?

Ok, it’s really not that great. But I don’t see any planning errors here that would make living in this house impossible. The OP specifically chose this format. He must like something about it, and I would respect that if the floor plan works. Therefore, no - I wouldn’t look for alternatives here. However, I find it disappointing again that the architect is too lazy to whip up something for the OP.

I have another counterproposal, see attachment.

If you then also reverse the door swing of the front door, you practically enter the cloakroom area directly. Then you only have to go through the dirty area if you want to go to the guest WC and not when using the stairs.

P.S.: As you can see, this is only a rough proposal; of course, the windows would also need to be changed!

P.P.S.: Referring to the floor plan in Post #63: You can also simply swap the guest WC and the cloakroom. Then the dirty area is also right at the entrance and only has to be crossed for the technical room. This probably won't happen very often if you don't want to do laundry downstairs.

The window in the guest toilet is way too small, why square? No light gets into the hallway upstairs either, I would make the stairwell window much bigger, you can put a curtain or something else in front of it, but the main thing is that it becomes bright. I would make a bigger entrance door to the living area (partly glazed), it doesn’t look inviting and it also makes the hallway brighter. It makes such a difference whether a house is nicely bright and sunny or always half-dark.

I thought about it again. If you want to clean the window, you have to be able to open it. Otherwise, you’d have to clean it on the roof. Even if the dirt flows off well, it’s better to install it so it can be opened.



That would result in shifting the front door. To be honest, I don’t like that.

Why shift the door? My suggestion only included changing the hinge side. But if that's the only issue, it can be left as is. Personally, I find it awkward because you would then have to walk around the open door. However, I also don't like it when four people come in during bad weather and have to walk with dirty shoes through half of the ground floor before they reach the coat rack. But that's a matter of taste.
