Okay, you mean you can get the house even cheaper. We can still swap hip roof for gable roof.

This is not rocket science, adjusting the two rooms as desired. But okay, if you don't want to. Moreover, your kitchen island as drawn is pretty nonsense, right? How long is the 1.20m? Has it already been crossed out? If so, best erase it right away, otherwise you will just keep confusing everyone. Patio doors behind the sofa are nonsense too. This gigantic bathroom is also simply ridiculous as it is now. So either a sauna, a whirlpool, or something else will have to go in there. At least a walk-in shower and double sink are mandatory here. That you still bump into the wall when entering, although this is a ballroom, is really outrageous.

You still have not the slightest notion of roof construction and what the different options mean financially. The BT was talking here about exchanging a knee wall with a rafter gable roof for a straight wall story with a truss gable roof, I am sure of that. With a hip roof you will quadruple the five thousand surcharge.

You should not burden the possibilities of an aesthetic articulation from the outset by breaking them with a color division. That would, for example, hit a stair window solution that spans several stories right between the eyes, and would otherwise be more of a restriction than a guideline or "half the battle".

It went as follows. The developer gave us a price, then I asked why the price per m² was so high. The BT said, "Because we have to cut the bricks and the floor area is so large." I thought to myself, "That can't be the only reason." That a rafter roof structure is more expensive I have from you. I can confirm that I don't know that much.

Nevertheless, the surcharge for rafter roof structure versus hip roof and 2 full stories is not 5000€. I have understood that we can get it even cheaper with a beam roof structure.

Ok, I turned on the automatic dimensioning - I usually never do that. But this way you roughly have the window positions. Unfortunately, the measurements often go out to four decimal places and are not 100% exact. You'll have to fudge that yourself and just round it. I had to move one wall by a few centimeters - see red circle. It might be that the floor-to-ceiling window at the stairs on the ground floor is changed to a normal one at railing height. Both options are possible.
It’s also not set in stone. Maybe someone has some tips for improvement?
