I really like the idea of the penthouse...

I don’t know if you are allowed to build 3 stories and if then more setback from the boundary must be observed. Building upwards would be a way to get more garden.

Since you are planning with a basement, 160 to 180 sqm upstairs is already quite generous. I find 200 sqm + basement for storage, laundry, and building services too large for the footprint.

So if I orient myself on the few neighboring plots or plots in the nearby area where new buildings have been constructed, I see it as quite realistic to build 3 stories. One or two properties have already been built 3 stories here. The only "disadvantage" is that personally, I don't really like a flat roof. But of course, it is worth considering!

Here I agree with you that 200 sqm would be more than generous.

I will meet an architect in the next few days to discuss the ideas. But I am still grateful for all suggestions.

Personally, I would prefer the semi-detached house with penthouse apartment solution, although I cannot estimate the effort required for an elevator for only one apartment. If it should not be a flat roof, a penthouse apartment with a beautiful roof terrace would also be possible.


Alternatively, I could imagine a layout like in the sketch (the window arrangement would of course have to be different). The semi-detached house would then only have living/dining room and kitchen on the ground floor.

I have described the house. However, not everyone needs to have their own underground garage driveway, so an approximately 8.9-meter long and 4-meter wide driveway (40sqm) is sufficient, while 6 garages already take up nearly 100sqm, and the driveway or access on the premises in front of that takes up even more... then there is hardly any space left for the garden.
