Multi-generational house with underground garage for 3 families

Hello everyone. As briefly mentioned yesterday, I would like to write a few lines about the recent comments, especially about the incredible work of kbt09 (again, a big thank you for that / I will try to reach 100 posts soon so that I can write to you personally).

The floor plan and the planning are, in my opinion, really an approach to work with, without having talked to kbt09. Especially because I am always a fan of visual representations.

Personally, I really like the floor plan of Family 1. That’s more or less how I had imagined it in my mind. For Family 2, I also find the approaches really successful. The only thing I would note here is the width of the house, where I think more is possible. I think the planning of the attic apartment / granny flat is great. I also really like the design of the staircase. However, I assume that it would indeed fail height-wise. The neighbors who have built in the past (last 3-4 years) have chosen either a flat roof variant or a very shallow hip roof as the roof shape for 3 floors. However, the attic was always built slightly offset from the 1st floor and mostly with a large balcony or terrace area.

My initial thought was that relatively similar floor plans would be designed for Family 1 and 2 for the ground floor and first floor. I had imagined the attic apartment with a bit more balcony/terrace space relatively centrally on the building. Whether this would work at all, I cannot currently assess.

Regarding the setback distance, I can currently only say that I have always been given the 3m limit (excluding garages / garage entrances) as a guideline by various people (neighbors / architect / developer).

In my initial post, I had indicated an approximate plot size of 20m x 50m. Unfortunately, this was not entirely correct, as it is 21m x 46m. Sorry about that.

Take a look at the Baybo Art 6
You won't get by with 3 meters.
If I'm not mistaken, that would be 6m height plus a roof under 45 degrees

Do you mean ... plot shrinks from 50 to 46 m in length .. there is actually not much more width possible.
