There are also supposed to be - unfortunately without me being able to provide names or even contacts - multilayer glass and foil systems where the transparency can be partially varied or even "adjusted"; transparency and translucency are not necessarily "coupled".

Now it is once again time to give all of you, or those who are interested, a brief or perhaps somewhat longer overview of the current state of affairs. Unfortunately, our/my focus over the past few months has been on the recovery (not Corona...) of a family member, which is why it has been very quiet here in the thread.

Fortunately, we submitted our building application in December of last year. It was clear from the start that it would take some time. But that it would take this long or that as of today we still do not have approval is somewhat annoying. Especially since we were only informed about a month ago that we have to modify the basement due to a tree on the neighboring property. We then quickly and intensively coordinated with our architect. He presented us with corresponding designs for the basement and subsequently submitted the construction plans. Nevertheless, the individual areas are very nicely planned and we are talking about a total living area (including creditable items such as terrace/balcony/hobby rooms) of approx. 640 m². At the current stage, the office is now completely satisfied and has already given us the green light indirectly.

Meanwhile, the architects have started on work phase 5. For a bit more than half of work phase 5, another architect is brought on board who specializes in the realization of such projects. Contractually, everything has been prepared very thoroughly, both architects have taken out the necessary insurance, and we have already had various joint appointments (or, of course, many conference calls due to the current situation), all of which went very well. The first specialist planners and engineers have also already been commissioned, so we are optimistic and hope to start in the coming months. But to keep things interesting with the authorities in this context, this week we filed our so-called Zweckentfremdungsantrag in order to even receive demolition approval.

We are currently intensively dealing with various topics related to technology, the final exterior design, and so on. I will certainly have one or two questions about this. It is also slowly beginning that we are thinking about kitchen planning. However, we are not yet quite sure which route to take. We can well imagine managing a large part of this through the architect (since two employees for interior design etc. are available) and a suitable carpentry company. Alternatively, maybe investing a little money (if possible) in planning through a kitchen studio and then approaching a carpentry company with that planning. Maybe you have a brief suggestion regarding this.

I will now try to report on progress at regular intervals and look forward to lively exchange.

Welcome back

Some of what you write unfortunately sounds familiar to me.

I am cautious with interior designers. A cushion costs 300€ right away.

I would have the kitchen done through a kitchen studio or kitchen designer. They are the specialists. Sometimes functionality suffers with interior designers...

Which technical issues are still problematic?

Fingers crossed that you get the approval soon and can get started.
