The plot currently lies significantly above the project sum that I simply put out there and assumed. This does not correspond to a dream scenario, but has "unfortunately" almost become the norm in this area. These plots are extremely rare and are usually purchased by developers at utopian prices and built up as fully as possible in luxury style.

We are already talking about Munich, the Bavarian capital, and not Munich near Bad Berka.

Well, for the land prices largely common in Germany, you can easily add a zero in Munich. Below €1000/m2, you don’t even get rubbish anymore – in fairly good locations it’s more like €2000/m2.

So the land value is roughly €1.5+ million already.
Just for the purchase and sale of a similarly sized plot, about €75k would go towards property transfer tax and notary fees. For that, you can certainly also hire a good architect who can make something really nice out of the situation...

Ok, if that's the case, then it fits after all. I didn't have in mind anymore that we are in the [Raum München]. Just need to make the house suitable!

So, now that things have slowly calmed down again, I have a first appointment with the architect at the end of April.

Of course, I am already looking forward to the appointment.

Maybe some of you have tips etc. regarding the initial meeting. I am also interested in the process and how it proceeds from there!
