Floor plans of a single-family house with a granny flat, please tips and feedback

I would be grateful if a club settles in the neighboring house, even though there is only 1 parking space available. Apart from that, what does the municipality say about the use of the property?

Is it a semi-detached house? What are the dimensions of the existing house? Does it have a basement? Regarding the granny flat Why spend so much money to a) bring strangers into the house b) dangerous light wells c) missing parking spaces (I find it unlikely that none are required) Staircase in the house too short (at least it seems so, measurements are missing) Utility room without washing machine? Measurements are missing. Dining area too small Terrace not deep enough Right next to it the light well. Cloakroom missing How is the office door supposed to be used For what purpose a light well if it doesn’t get light through the balcony? Which room is for the second child? How do you get into the attic? Why don’t you build a nice house for a family? I have, like Ypg, serious doubts whether this will be approved

Hello everyone, thank you for the criticism. I had also expected something positive, but as is well known, you learn from mistakes. I thought I could learn and take something with me here as a layman and aspiring builder, but I was not aware that only professionals hang out here. Instead of just complaining and criticizing our design, we would much prefer to be told how to do it correctly! Therefore, once again a request for constructive criticism.
However, I have to take the wind out of the sails on some points and disagree:


    [*]Club in the basement: The granny flat in the basement is intended to be rented out permanently. Many on the street do it this way for financial and practical reasons. Maybe I shouldn't have mentioned the club. My wife is the head of the club and works there 45 hours a week. Most of the time she is alone, often 1-2 permanent employees come along. No one runs around in the garden there and no one has access to the apartment on the ground floor or to the garden. This is 1000 times better than renting to strangers who only complain. In the evenings and on weekends no one is there anymore, so you have your peace upstairs; it really doesn't get any better. Practically, you are the boss of an office and at the same time a tenant in your own property. You can't get a better tenant, not to mention the commuting distance. More than 4 people are there almost never. And the garden, etc., is separated and off-limits. Nobody smokes there either. But you have these problems with every tenant. Family idyll is never disturbed this way, since the granny flat is separate.
    [*]Edge development. The whole street is built exactly like this! As proof, here is the current state of the target street and since the development plan does not apply here but rather § 34 of the Building Code, I assume this is possible. The direct neighbor is a family member, who will also sign off on this and who also intends to build onto the mirrored neighbor and me.
    [*]Flexible use. Honestly, whether a living unit is used later by a Polish woman, the children, or grandparents is completely irrelevant as long as it is technically possible and practical. So there is no need to discuss that.
    [*]The light courts were already clear to me that this is dangerous and will probably be difficult to approve. That is exactly why I am here and need you. The basement apartment should be bright, especially the rear room. At the same time, of course, the terrace should also be usable. Does anyone here have an implementation idea? Nevertheless, I have seen light courts exactly like that adjacent to the garden on the street. But not to the terrace, that is really not quite harmless. A good solution is needed here.

Please be understanding, as I am neither an architect nor a civil engineer. And still hope for better implementation suggestions.

I am completely withdrawing the association because it gives the impression that it concerns the adult education center, which is total nonsense. It is simply a granny flat and my wife is setting up her personal workspace/office in this granny flat. Is this better for you now? It is not an Obi, where 100 customers come every hour, so we do not need extra parking spaces for vehicles and hardly any visitors come anyway. But if you get family visits with children and 3 cars are parked in front of the door, of course no one complains......

The existing house is 9x9 meters and has a granny flat in the basement which is also rented out. My project is supposed to exactly mirror this house 1:1 with the change that a small extension in the middle, as before, will be added. There is a fire protection wall in the middle of the properties, which of course remains. It is a great privacy screen for the opposite halves of the house.
Granny flat:
a.) The woman and her assistant are not strangers :) And when we rent out to others they are always strangers too. We put whoever into the granny flat and not into our apartment on the ground/floor.
b.) Do you have a good suggestion on how to get light into the granny flat and also make use of the upper ground floor/terrace/garden?
c.) One permanent parking space is needed which is also planned. Another can be designated on the neighboring property (relative) or purchased from the municipality in the adjacent area.

I will recalculate the stairs. Unfortunately, I have not found a quarter-turn staircase with measurements in the templates here. The washing machine is planned in the basement bathroom or kitchen. If the basement becomes a home office (to all: no longer association), then we actually do not need one there, only if rented to someone who really lives there. The technical room will be about 10 sqm so that there is more space for living areas. In the end, we will have to see whether we can fit KNX, network cabinet, ventilation systems, battery storage, converters, etc. in 10 sqm or whether considerably more space is needed.

2. The light well is actually nonsense but how else do I get light down there?

The second door to the office on the ground floor was supposed to be functional. Private use door to the living room. Use in connection with the basement stairs the other door. Here too I see that this is too much of a good thing. If you want to use the granny flat yourself later, the internal stairs from the ground floor to the basement is just great. A closed-off opening is enough for now, then of course only one door and possibly at most a door arch/cutout optionally.

The second child will get one of the small rooms upstairs. The parents take the large one where the optional kitchen connections are also located.

A nice house would be great. But the space with 320 sqm is little and the requirements of the extension house, driveway, granny flat must be observed. It is clear it will not be a Ritz. So far there is little input here.
The retractable staircase to the attic is in the hallway/corridor upstairs, you can see it.

The layman borrows the magic wand 3D when no sense can be made on the 2D graph paper. Basics are of little use if they are derived incorrectly (as here from semi-detached houses in the area the false conclusion that building extensions adjoining the neighbor are generally permitted). Moreover: even on the small official pathway within the family, consent alone is not enough; a setback area can only be replaced by assumption here. But on the basis of wishful thinking, even the more experienced discussants will not be able to develop any. Old-fashioned with boundary setbacks, light would come from more sides.
