But that's self-deception. The part of the plot that is no longer available to you must be honestly taken into account. And if the lane is really that great, then it is a relevant cost factor. There is definitely no longer 385k for the second half. That's why I say do the calculations honestly. Deducting interest is all well and good, but first you have to make money from it.

But does that really work for you? The additional construction costs are 100% financed. You have your costs anyway. For that, you give up part of the property. Even if you don't want to grant the tenant a garden, the house, parking spaces, and buffer strips are gone for you

Additional living space primarily costs money. This is not about expanding unused existing space, but about realizing, let's say, 80-100sqm. You have to finance this just like your "own" sqm. This means you have to borrow 200,000-250,000€. For this, you pay your installments plus interest. How do you want to keep your own rate low(er) there? In central Münster, there apparently is adequate living space with a balcony for the same amount, in the surrounding communities they are correspondingly cheaper or come with a garden… I would approach this rather with a sharp pencil and a lot of private considerations. The architect who made the proposal (which makes sense given the size of the plot of just under 900sqm) does not have to live under the same roof with tenants.

I would build it as a single-family house, but the space would be used in such a way that it could possibly be extended later. For the children or grandchildren. I would never voluntarily build a house only to have neighbors with children as tenants next door who then are not allowed to use the garden. What if your children get along with theirs? Are they then not allowed to play in the garden?

Every now and then someone comes here with the idea of having tenants in a granny flat, an extension, or as in this case a semi-detached house, help finance their construction. So far, no one has been able to convince with their plan. Just read through the countless threads on this topic here first. In the end, in my opinion, the conclusion always remains that being a landlord of a single unit that still has to be built is never worthwhile. Plus the minus of privacy free on top.

Why? If it is large enough, the following options exist: - Use the single-family house and the entire property and possibly be annoyed by an overly large garden - Divide the property and sell half of it. Then build your own semi-detached house and enjoy a windfall - Divide the property and build a semi-detached house In options 2 and 3, the existing property is used profitably compared to normal development. The entire property must be purchased anyway. And it must be paid for as well. So I don’t have to account for it additionally, as with a normal house construction for rental. Who actually said that the tenants (in the granny flat or the semi-detached house) don’t have a garden? Did I miss something? I wouldn’t want tenants in the upper floor either, but in a separate semi-detached house that is a neighbor like any other (unless someone absolutely wants to build detached).
