That can certainly turn out very nice. I'm also looking forward to your plans and views, please keep us updated! Even if it is not necessarily ideal economically (costs for elevator, additional stairwell). But you are building for yourselves and not as an investment property, and if it is within the budget, why not.

    [*]Under the cantilever of the kitchen on the 2nd floor at the very bottom, a kind of house/family spot
    [*]3 floors ... with the current layout, the 2nd upper floor could probably be made into a floor with about 120 to 140 cm knee wall height, that could still work. Possibly make the roof even flatter.
    [*]On the 2nd floor of family 1, I could also imagine a loggia, possibly even running water connections up for a bathroom and even a kitchen. Because here it might be possible to create a second smaller apartment. Then the staircase from the 1st floor has to be closed.
    [*]The large house section is only 3 m away from the neighboring property, I am not familiar with whether that is allowed.
    [*]The two carports are each about 8.8 m wide, which could also be a problem because of border building regulations sometimes allowing only a maximum of 15 m. Then possibly only 5 parking spaces.

Otherwise .. just a suggestion, to get a feel for what can be achieved with which dimensions of areas.

I don’t think so. That probably exceeds 1/2 h.

What kind of block is that in the granny flat between the exterior wall and the kitchen unit?

And no, there was nothing in the drawer. At first, I just played around in my head. The goal was to leave as much land as possible on the southwest side so that you can really make a terrace.

But, it’s really just a game. You have to clarify how high the building is allowed to be. And, what does
mean as a consequence? Does the house still have to be 2 m away from the northeast boundary?

I was especially interested in what areas actually result in about 2x200 and 1x80 sqm. And also elevator, necessary stairwell, etc. And, as you can see, it only came to "just" 178, 145 and 86 sqm. And it already takes up quite a lot of space. Although I would say, if you were allowed to build it like that, I would find it quite good. Also, I have repeatedly thought about how much space a basement garage for 6 cars with access would need and what kind of driveway that requires. Hence the approach completely without a basement.

As you can see, I tried to design all the wet rooms around the stairwell. I proposed the technical room right in the middle there.

Depending on what else should be included, I could imagine, for example, having the technology for ventilation systems, etc. in the attic area.
