The cleaning effort for glass is not that bad at all. We were also nervous about it and visited several houses and talked to the owners. In most cases, I thought they had cleaned it especially for our visit. But that wasn’t the case; it had been almost half a year since the last cleaning. After that, we decided on glass railings. As an alternative, I could imagine delicate posts with a fine stainless steel mesh. Visually, it’s also not that dominant. I would avoid an open railing since children will be living in the house. Better closed off with glass, mesh, panels...

Thank you Rick. A special point is the "transparency" with pure glass elements. Would a subtle frosted glass variant be too dominant?

Then rather such a stainless steel mesh variant. Less dominant than frosted glass. Even less cleaning effort and personally I find it also looks more high-quality.

Hopefully the balcony railing in the right third of the image on OG1 can be extended past the bay window of the ground floor without any floor area ratio issues – otherwise, in my opinion, it looks a bit odd.


I could also quite like a combination of wire, perforated sheet metal, and (frosted) glass. Possibly, the foil layer in the safety glass could also be (partially?) made in an ornamental pattern (or printed). One is often surprised how little "disturbance" of the clear view in terms of light transparency is already enough to effectively reduce voyeuristic visibility.

Another small update. We are currently in the final design phase of the floor plans as well as the window planning. Everything is still going extremely well and is really fun. Due to the generous terrace areas and also the balconies etc., we have now calculated a living area of just under 600 sqm, which of course is quite a figure.

It is quite possible that we will be able to submit a building application in 1-2 months!
