A land use plan is not a development plan, but precedes it by years. Also, the mention of site coverage ratio and floor area ratio, which do not even come from a development plan (but are maxima from the land use ordinance), is more misleading than helpful. Shifting forum posts into private messages is not the ultimate solution, and other forum participants also say "exactly on the planning area" where your property is located. Washing a fur without getting it wet does not work.

Moreover, it is part of the "deal" in public forums that silent readers can also take part in the discussions – that is the other side of the coin of "advice without contribution." Chief physician treatment is of course possible too – but then not on the health insurance (and not for me this year at all, says my calendar).

Apart from the fact that the dream castle is hardly feasible on a plot of just under 1000 sqm, I would be interested to know if Muc1985 can say more about the budget. I know: "Money is no object," but a rough estimate for the design - post #51 - would certainly be worth discussing. I bet that would solve the size problem on its own.

Apparently, not much time has been invested by the builders in the project regarding "what fits?", "what is allowed?" and so on, and therefore I doubt that the considerations for a realistic price estimate are more developed.

It wouldn't be the first time here that someone is surprised that a million nowadays doesn't get you very far anymore...

Thank you very much for your contribution. You are absolutely right that the project is still completely in its infancy and so far only one or two conversations with a friendly architect have taken place. A review of the building regulations is currently underway.



So it is certainly known that such a project is not feasible with one million. I rather see an amount of 2-3 million being considered here.

Just wanted to check in briefly. Since a very joyful personal moment is coming up in the next few days, everything is naturally focused on that.

An appointment is planned for mid-April with a -so heißt es- pretty good architectural firm from Munich!

I'm glad to hear that, and all the more nonsensical the compulsion to push it through on the current property seems! How much is the current property valued at? 10% of the project sum? The ratio just doesn't fit!

What I want to say is, no one forces a 7-series BMW onto 50€ hardware store tires just because it somehow fits and the emotional attachment to the hardware store tires is so high. It just doesn't fit.
