No, I don’t, your architect has to get his €€€ for something after all .
It was only meant to be a thought approach, as an alternative to the classic semi-detached house. It also has disadvantages, since one apartment "only" has a southeast garden.
It’s probably true that it will be a bit more than 200 m2. My quick thought was 60 m2 granny flat, 2* 60 m2 kitchen and living/dining area +10% walls. I naturally forgot cloakroom and stairs, so rather 240 m2, which with a 14 m building plot width results in about 17 m length of the building volume.
