So your first financing option definitely sounded very good. With the equity, you have many possibilities and can ultimately also get favorable conditions. Just have to make sure that the costs are really correct.

So with your calculation of 270k including the land, I would be cautious, we are also just about to finalize the house construction contract and with not quite 10m² more we come to 260 euros without land. The house itself also "only" cost 180k-190k, special requests listed below together another 30k, incidental construction costs with supply lines (electricity, water, sewage, telecom) + soil replacement again nearly 40k + kitchen and suddenly we were at 260k.

Of course, 20-30k of that was luxury equipment and of course you can install a used kitchen for a few euros but don’t underestimate the 180+30k construction incidental costs.

With the turnkey offer, many things are still not included that you might want, for example

-[Wärmepumpe statt gasheizung(mit Fußbodenheizung)]
-[KFW70 ?]
-[Lüftungsanlage mit wärmerückgewinnung?]
-[Austausch von Boden falls dieser nicht zum hinterfüllen geeignet ist]
-[Küche?]
-[Andere Möbel? z.B. Lampen, Schränke, Garderobe....]
-[Ebenerdige Dusche statt normaler evtl. 2 Dusche im Gäste-WC]
-[Verkabelung für Sat / Netzwerk]
-[.....]

It's slowly getting exciting...

I now have a cost estimate from a renowned construction company.

Living space approx. 110 m² with a cross gable. Turnkey with everything included except [Hausanschlusskosten]. High-end equipment. Air-to-water heat pump incl. basement.
Price: €194,500.

I think it's reasonably okay. Of course, I will still ask 2-3 other construction companies for an offer.

Excavation is included. By upgraded equipment I meant, as standard e.g. soundproof windows, high material price for tiles or laminate (€30.00/m²), two sinks instead of one in the bathroom, extra sealing for low-entry shower, underfloor heating everywhere (even one room in the basement, as it might be used as an office), extra protective coating on the exterior facade, the front door is a standard €3,500 expensive front door installed.

so I recently got a brochure from the company Allkauf Haus. In the Allkauf Haus brochure, 114 sqm is offered for €118,999, including the foundation slab and roller shutters (without motor). This offer sounds like the best so far in terms of price/performance ratio. I have also looked into and checked quite a bit lately.
The basement would cost an additional €11,900. Of course, it is a shell house, but you could also subcontract all trades yourself.

Are you sure the basement would only cost €11,900 more? That seems too little to me. Just for the excavation and removal, that much would already be due. Furthermore, the question is whether special protective measures against penetrating water are necessary? I really can’t imagine the basement would stay at that price.

It is important when dealing with a developer to make sure that not only the excavation but also the removal is included... with some, this is not the case...
